Tenany Takeover for single room in twin flat

Hello Everyone!

I’m moving back home with family within the next month, so I was looking for someone to take over my contract at Smart Student Accommodation. This is an official contract takeover arranged directly through Smart Student Accommodation and not a subletting. All payments and further communications are made directly to Smart Student Accommodation.

This is a ground floor room in a twin studio (the room is reasonably sized with a single bed, desk, wardrobe and big window for lots of natural light). The room is situated in Finsbury Park, 10 minutes walk from the tube and train station and 5 minutes to nearest bus stop. There is also a Tesco express and various other amenities all within walking distance. It’s a super convenient place to live especially if you work/study in Central London - for example, I'm at UCL and its been so easy to make my 9am's.

The flat which comprises of a kitchen and bathroom (and the two rooms) is shared with only one other lovely girl (19). The accommodation itself is very nice with 24/7 security (who also collect your parcels for you), a big common room with a tv, table tennis and study area. The accommodation has various onsite laundry facilities, both washers and driers on each floor. The accommodation team also do regular events here which usually mean a lot of free food and drinks and chances to socialise with some cool people.

I've already moved out of the property so I would assume the room would be available any time in February or whenever the potential tenant would want to start the contract. The tenancy is until the 12th September 2026 with the option to extend the tenancy if you wish to stay on. The team are super helpful and would make it a very easy process to extend the contract.
