Hi everyone — we’re looking for a couple / two professionals to enjoy our home while we’re away on an overseas secondment for around six months.
We absolutely love living here and are keen to find tenants who will treat the flat as a home rather than a short-term rental.
The flat is a large split-level garden flat (just over 115 sqm) on a quiet, leafy residential street near Highbury Fields. It feels very peaceful as it sits a couple of streets back from the main roads, but you’re still incredibly close to cafés, restaurants and transport.
Upstairs is the main living space with exposed wooden floors, double-height ceilings and large floor-to-ceiling windows that bring in fantastic natural light throughout the day. The open-plan kitchen and dining area is fully equipped with a five-burner gas hob, oven and microwave, a kitchen island with stools, and a solid wood dining table that’s great for hosting.
There’s also a separate lounge with a large L-shaped sofa, fireplace, big TV and a Sony surround sound system. One corner is currently set up as a dual-monitor workspace which works very well for working from home.
Double doors open directly onto a private garden with a paved seating area that’s perfect in warmer months.
Downstairs, the main bedroom has an emperor-size bed, built-in wardrobes and shelving, and an ensuite bathroom with bathtub, underfloor heating and plenty of storage.
The second bedroom is a full double with a king-size bed, and the adjacent bathroom has a rainfall shower, underfloor heating and mirrored storage. There is also a third downstairs toilet, with additional inbuilt storage
The flat will be fully furnished. Ideally we’d like to leave most furnishings and household items in place — things like crockery, shelving, desks, lamps, TV and speakers — so the flat feels immediately liveable. We’ll remove all personal belongings and clear storage spaces before the sublet begins, and we’re happy to discuss removing particular larger items if needed.
The technology setup is excellent: ultra-fast Virgin Media broadband running through a Google mesh WiFi network, plus a Google speaker system upstairs for easy multi-room music.
The area is one of the nicest parts of Highbury — very quiet but extremely well connected. Highbury Fields and the shops at Highbury Park are moments away, and Blackstock Road (with great restaurants, wine bars and cafés including Farang and Frank’s Canteen) is about a two-minute walk. Arsenal station is around 5–10 minutes away, Highbury & Islington about 10–15 minutes, and Drayton Park provides quick trains into Moorgate. Several gyms and leisure centres are also within easy walking distance.
The sublet has been agreed with our landlord, who manages the property directly and is friendly and responsive if anything comes up while we’re away. We’re looking for people to take the flat for a fixed period during our absence, ideally professionals relocating, on contract in London, or between longer-term homes. We're just looking to cover our rent + bills while we're away - the flat is Council Tax Band E, and the total bills per month come to around £350.
