A double room is available on 5th April in this gorgeous converted Victorian warehouse, located just around the corner from Highbury & Islington station on a quiet private mews.

🏠 THE HOUSE:

The newly converted Victorian warehouse is set across two floors with high ceilings and light flooding in from all directions. It really is a unique space and is kitted out with all of the mod cons (induction hob, washing machine, dishwasher, oven, microwave). There is an upstairs bathroom with a power shower and separate downstairs toilet.

The house is really comfortable and beautifully decorated with retro Danish furniture in the living room and clean and modern kitchen fittings. I've just repainted the living room and am still adding new furnishings so what you see in the pics is a work in progress!

Your room has a double bed, triple wardrobe, shelving unit and dressing table / desk (or room for your own desk if you don't want to use this one)

The house is great for storage too - each of the bedrooms has a large mezzanine area, which is great for storing boxes, suitcases and larger items such as skis.

You will have access to the locked bike storage room, shared terrace area and private parking outside the house.

📍 LOCATION:

The location is absolutely fantastic being moments away from Highbury & Islington station, which has amazing transport links: (8 minutes to Moorgate, 9 minutes to Oxford Circus, 8 minutes to Shoreditch High Street, 5 minutes to Camden Road, 12 minutes to Hampstead Heath, and 15 minutes to Stratford Westfield).

Within 5 minutes walk out of the house there are 5 separate green spaces, including Highbury Fields, and all of the great bars, pubs, cosy cafes, restaurants and boutique shops that Upper Street has to offer.

There is a Tesco and Waitrose within 3 mins walking distance and a large Aldi and large Sainsbury's within 10-15 mins.

Maybe I'm biased but I really do think Islington is the best neighbourhood - it's got everything you need on your doorstep: all of the above plus cinemas, music venues, theatres, gyms and a canal - AND you can walk into the centre of town!

🧏‍♀️ ABOUT ME:

My name is Sonal, hi! My friends would describe me as warm, friendly, caring, thoughtful and fun. But the thing I am most proud about myself is how I have worked on myself to show up completely authentically in life. This means going after what I want in life (I am an artist, and I work in advertising to supplement this) and my ability to communicate in an honest, grounded, considerate way. I also have firm boundaries.

I would say I’m pretty self aware and empathetic, and it’s important to me that I live with someone who has also taken the time to do the inner work and is able to self reflect, take accountability and communicate in a respectful, reasonable way. Unfortunately, my current flatmate showed herself to be very reactive, unable to self-regulate and aggressive, and this has been very unpleasant to live with. So I will be taking my time to make sure the person I live with next is authentic and also emotionally mature. Hopefully, that’s you!

Other more fun things about me - I have a creative soul and I love painting, singing (I'm in a choir) and dancing whenever I can. I'm also quite into personal development and developing a growth mindset (and enjoy the occasional meditation retreat). I also love karaoke and own karaoke mics (but don’t worry, I will refrain from doing it when you’re in the house, unless you’d like to join me 😊)

I have plenty of friends but am always open to making more, and I'm looking for someone to share this beautiful space with who will hopefully become a friend and not just a flatmate.

I'd be keen to live with someone who, if we felt like our personalities clicked, wanted to go to the gym or workout in the park together, see an exhibition or share the occasional meal together. I am always up for a friendly chat but also have my own life and am very respectful of people's personal space.

As I mentioned, I paint, and I have a separate space to do that in, but I will occasionally paint or do creative stuff in the living room, and you are welcome to get involved! When I’m freelancing in advertising, I usually work in the office Tues-Thurs and wfh Mon & Fri.

Personality:

You are naturally warm, open, friendly, positive and easy to talk to and communicate with.

You care about people and the planet, have a creative side and/or enjoy a deep and meaningful as well as a good belly laugh. This doesn’t mean you have to be an extrovert, just someone who is willing to open up a little and not live a completely separate life from me.

You are self aware, able to self regulate and can approach conflict in a mature way.

Practical stuff:

I'm looking for someone who enjoys a friendly, peaceful home. This isn't a party house (although it's nice to have people over for dinner or drinks occasionally of course). But generally speaking, the house is a peaceful, cosy sanctuary to escape from the bustle of busy London. So if that's what you're looking for, great!

You are a non-smoking professional female in your mid to late thirties.

You work outside of the house / in the office at least 3 days a week.

You are security conscious and will take care to lock the house properly.

Vegetarians / Pescatarians preferred but it's not a deal-breaker if you're awesome!

If you have a small dog, I'd be open to that (I would need to meet the dog first), but otherwise no pets please.

❌️ SOME NON-NEGOTIABLES (based on previous experience):

You are happy to clean every other week as I really love to come home to a clean and tidy house - so if this is an issue for you, please don't apply! On the other side of this, if you are obsessively clean and can't bear the occasional thing being left out, or are completely inflexible if say, one of us is unwell or away, then this also isn't the right space for you.

I am looking for someone who is enjoyable to live with and doesn’t feel like a stranger - meaning we might cook together on occasion, hang out and chat and have some sense of what's going on in each other's lives. If you're looking to just live in your room then also please don't apply!

Finally, you are a good communicator! I really think this is essential when it comes to a happy living environment. I am very open in my communication and think it's important to bring things up in a light way when they inevitably come up, rather than keep them to yourself for fear of confrontation and then let things fester. On the flip side of this, I think it's also important to respect people's boundaries and find a time to discuss things that is mutually convenient, rather than demanding immediate resolution. If you struggle to communicate openly and maturely, this probably isn't the right space for you.

As mentioned, I sometimes paint in the living room. I have another space I go to to paint, but I like to get my paints out here and there at home to keep up my practice. I always clean up after myself, but might leave a painting or some brushes out to dry, so if that would annoy you, then this probably isn't the space for you.
