We're looking for someone tidy, sociable and responsible to join us and make this flat their home!

## Flat, location, transport

The flat has 4 bedrooms and is located on a quiet residential road just off Newington Green. We have a large kitchen with plenty of cupboard and fridge space, a comfortable living room, and a spacious bathroom with a bath and shower.

Newington Green is a brilliant place to live. The area is full of nice pubs, bars and restaurants as well as access to green spaces like Clissold Park and Highbury Fields.

It has excellent transport links via Canonbury Overground (7 min walk), the Dalston stations (10 min), and Highbury and Islington (15 min). There are several bus routes with frequent services to Shoreditch and Central London. There are small convenience stores nearby (<1min) as well as the larger supermarkets in Dalston.

## Flatmates, vibe

You'd be living with Chloe (32, American) who is an office manager, Harry (29, English) who works in media/TV, and Zoe (28, English) who is a librarian and researcher.

This isn't a 'party flat' and we do our own thing but we do enjoy a bottle of wine, watching TV or films together, cooking flat meals and hanging out when we can. We are a laid-back, friendly group and our flat is welcoming and accepting of all. We're looking for someone to fit in with that vibe. As the outgoing flatmate I can't speak highly enough of these guys.

## Room, furniture

The room is bright and warm (south facing). It is small (exact measurements available in photos) but has space for a double bed and a desk for working from home, though it may not suit someone who works from home the majority of the time.

The room is technically unfurnished but preferably the incoming flatmate will purchase the larger items of furniture from the outgoing at a discounted price. All of the items of furniture are relatively new (last 1-2 years or so) and well-kept.

## Rent, bills, deposit, cleaning

The current rent is £715.00 pcm. The current bills total £125.00 pcm, which includes council tax, gas, electricity, water, internet, and a TV licence. The deposit is £735.00.

We don't pay for a cleaner, we each take it in turns to do a weekly clean of all the common areas in the flat (on top of general cleaning as we go), and we stick to this rota.

## Dates, next steps

We're looking for someone to move in from the 7th of November. It's important to us that we live with the right person, so if you're interested in viewing the flat, we'd love to hear from you.
