Almost self-contained studio room suitable for one independent person in a family house (the only shared space is the hallway).

The studio is a private and quiet space in a modern extension on the ground floor. It has its own shower room, kitchenette and small courtyard. Fully furnished with a comfortable double wall bed, great storage, fast wifi, well equipped kitchenette with microwave, hob and fridge-freezer, underfloor heating, rooflights and blackout blinds. However, the room is compact, with built-in joinery on two walls, and there simply isn’t the space for a tenant/lodger to bring their own furniture or a lot of stuff.

Lodger may use my washer-dryer upstairs at agreed times.

Our secure bike shed could take one more bike.

Good transport: 5 mins’ walk to Kensal Green (Bakerloo + Overground Lioness line to Euston), 10 mins’ walk to Kensal Rise (OG Mildmay line, to Hampstead and Stratford, Richmond or Clapham Junction), plus buses to Notting Hill, Marylebone and beyond. Walk to Queens Park in 15 minutes, Golborne Rd in 20, Notting Hill in 30.

Moberly Sports Centre, with pool, gym and classes, is 5 mins’ walk and there are several private gyms and Pilates and yoga studios in the area.

Lots of independent shops, restaurants, pubs and cafés in Kensal Rise, plus two small Tescos. Huge Sainsburys on Ladbroke Grove. M&S Food Hall in Queens Pk.

The studio suits one independent person who is happy to be a lodger. Please note this is not a conventional flatshare. The studio is more like a small flat (but SpareRoom doesn’t have a category for a flat within a home so I’m listing it as a room), and we - landlord and teenage child - will not be sharing our kitchen or living rooms. Our parts of the house are private. However we do like to have a cordial relationship with the lodger and the ideal person will be friendly, clean and tidy, considerate and 100% reliable about locking up. We sometimes have my mum’s dog to stay (he sleeps upstairs) so they’d also need not to be allergic to dogs.

Rent £288 pw or £1,248 pcm for stays of more than 4 months. Generally I’d prefer a tenancy of at least 6 months. However I can sometimes consider shorter tenancies, for a higher rent pw. We’ll use the SpareRoom contract for lodgers and landlords.

All bills included except council tax (Band E; approx £63 pcm for 2nd adult, which will increase in April 2025). Council tax is only charged 10 months of the year.
Parking available (on street) @ £254 pa pro rata.

References are essential, ideally a previous landlord or flatmate willing to have a chat on the phone.
