Hello,

We have a lovely 2 bedroom garden flat to rent in Kensal Rise / Kensal Green. It's available from the 4th May 2024.

Please make sure you read all of this advert!

We are happy to rent the flat as individual rooms to 2 sharers where you each pay half the total rent for your individual rooms.

We would ideally like to find 2 of you happy to buddy up together and you would both sign a joint AST contract together and you would be jointly responsible for the bills between you on top of the rent.

More than happy to have a chat to anyone interested about how it could work best for you.

The rent is £2,200/Mo in total so £1100 for each room per month. The rent is exclusive of bills.

We are able to rent this flat to either 1 person, a couple or a family for the whole flat, or 2 sharers.
I am sorry we can't rent to 3 friends, or have a couple in one of the rooms.

We already have 2 lovely ladies who don't know each other, who are possibly looking for a buddy up as they both came to view and both really liked the flat. One has a cat and the other a small dog (hence why they couldn't buddy up themselves!)

We are more than happy if you have a cat or 2, or want to have a cat. We will consider small dogs depending on the dog.

The front room is currently a lounge and has beautiful tall bay windows letting in lots of natural light. There are lovely high ceilings and the original cornice and centre rose. There is space for a dining table and chairs and also 2 extra tall deep cupboards for storage that could be used as wardrobes as well. There is also additional shelving, a large mirror, original fireplace and large radiator.

The first bedroom has a double bed with space for storage underneath, a huge extra tall double wardrobe with rail, 3 drawers and shelves, and a further single extra tall wardrobe with shelves and drawers, and some extra high shelves and drawers. This room also has some really nice double doors out onto a small decked patio with its own table and 2 chairs which faces south so gets sunshine and directly leads to the garden.

Kitchen is super functional, we custom built cupboards up to the ceiling and have a dishwasher and lovely LG washer dryer. There’s also a door where you can access the decking and garden, the door has a cat flap in it.

Bathroom has a nice extra large bath with shower, large bathroom mirror cupboard and the flat has a nice fairly new combi boiler.

The 2nd bedroom also has a double bed with space for storage underneath, a huge extra tall double wardrobe with rail, 3 drawers and shelves, some tall thin shelves, a large mirror and extra tall slim drawers.

This room also has it’s own shower, toilet and basin, and also has double doors onto the garden which has a really large deck and gets sunshine most of the day as it’s south facing.

There is also a lovely south facing garden with lawn and nice plants, a patio heater, and nice table and chairs, and a large shed at the bottom of the garden which can be used for storage.

The flat is equidistant to Kensal Green tube and Kensal Rise overground - around 5-10 mins walk depending how fast you walk!

Located nearby is College Road with its shops, cafés and gastro pub, and not much further are the shops and amenities on Chamberlayne Road.

The flat is also in the catchment area for the very popular Princess Frederica school and 5 mins walk away from it. EPC is Band D. Council tax is band D - it costs £169 / month.

References will be required, along with a security deposit equivalent to one month’s rent. We ask for 1 weeks rent as a holding deposit to reserve the property.
