🗓 MOVE IN DATE & VIEWINGS
To give you a clearer picture, I am not currently living on the property as of yet. I am moving into the flat on the 27th of September (Friday).


🏡 FLAT
The modern three-bedroom flat has recently been refurbished. The open-plan kitchen and living room have lovely bay windows, and the kitchen’s got tons of storage space and all the essentials: a combined washing machine/tumble dryer, dishwasher, microwave, coffee machine, toaster, and even a spot for wine bottles (a must-have!).

You will find a cosy sofa, coffee table, and my beloved 55” OLED 4K TV in the living room—perfect for movie nights or catching up on your favourite shows. The broadband is super fast, so streaming in 4K is a breeze (I am a bit of a techie, so I always make sure everything runs smoothly).

The flat also has a modern shared bathroom with a big shower tray—a rare treat in London.
But the best part? Whoever takes the Master Bedroom, will have access to a bright private bathroom.

🛏 YOUR BEDROOM
ROOM 1 - The master bedroom available (yes, the largest and most luxurious room in the flat can be yours) is furnished with a double bed, walk-in closet, chest of drawers, and ample storage. Situated on the loft level, it offers the privacy you desire. The room also features double-glazed windows, ensuring comfort during the winter months. You have a private modern bathroom with a large standing shower.

ROOM 2 - The single bedroom (small but cosy) is available and it's unfurnished at the moment. You will be required to get a bed, a mattress and a wardrobe for the room. There is a nearby IKEA store in Wembley which I can go with you to help :) If you are on a budget, you could get a second-hand one on the Nextdoor app— I am very familiar with the app so I am also happy to help 😊

👫 HOUSEMATES

I am Filipe, originally from Brazil (if you haven’t been, you must go one day), currently working in the busy construction industry. London has been my home for the past 6 years and I cannot express how much I am grateful to be here—however, I do miss the sun from Brazil 😂. I am passionate about cooking & baking, especially my famous Bolognese lasagna—you have to try it! I love unwinding at home with a good TV show (Friends is my favourite) and a nice bottle of red wine. Oh, and I am a bit of a coffee enthusiast—great filter coffee is a must for me! I am also quite active, so you will often find me at the gym or out for a run 🏃🏼‍♂️ 😌

Overall, I am clean and responsible and love getting to know new cultures. I also respect each other’s privacy, so there is no pressure to always hang out. After all, this is London—we are all a bit busy!

☺️ ABOUT YOU
I am looking for two flatmates to join the flat with some key qualities:

- Wine skills: Knowing how to open a bottle of wine is a plus!
- Be kind: Treat everyone with respect.
- Balance: We are up for hanging out together, but we respect your privacy too.
- Pitch In: Help out with household chores like taking out the rubbish and keeping the place clean. It is not fun, but we all like a tidy home.
- Positivity: No negativity is welcome here.

💷 RENT

- Ensuite Master Bedroom (refer to Main Bedroom on the floorplan):
Rent: £1,200 per calendar month
Deposit: £1,385 (one-off payment)

- Single Bedroom (refer to Bedroom 3 on the floorplan):
Rent: £650 per calendar month
Deposit: £750 (one-off payment)

(Note: I am required to pay a tenancy deposit of five weeks' rent to the estate agency. Hence the deposit amount is higher if compared to the rent.)
