£900 rent + £160 bills PCM and £1025 deposit

The Bedroom:
A large double bedroom with king size bed and mattress, chest of drawers, bedside table, 2 wardrobes - one is currently flat packed in the shed, and there's an option for a double 4ft clothes rail. The room also has direct garden access - with another door in the kitchen for me. Dimensions: 4.25 x 3.5 metres with 2.5 metre high ceilings.

The Property & Accessibility Information:
The property is the ground floor flat of a terraced house with 1 step up from the street to a shared front courtyard where the bins are and then a shared front door with a doorbell for each of the 2 flats: ours and the upstairs flat, but no intercom; there is 1 upstairs neighbour who keeps herself to herself. There are no stairs and no lifts as the flat is all on one level but there is 1 step down from the hallway into the kitchen and then a small threshold step down from the back door onto the side patio which leads to the back patio with 2 sheds and grass garden with planter boarders and 2 washing lines. There aren't any adaptations to the flat that I am aware of, but I am sure the landlord would be fine to make any if needed. There is a large living room, 2 double bedrooms, a bathroom, a kitchen, and a private back garden. The living room is at the front of the property and does have a door to separate it from the hallway: it has a large bay window and picture rails, 1 coffee table 1 sofa 2 armchairs and 1 small and 1 large chest of drawers, and I have a sofa-bed, a drop leaf dining table and chairs, and a bookcase with sound system record player and a telly. Then down the hallway there is my bedroom and 2 understairs cupboards. Then the bathroom has a toilet, sink, and bath with overhead shower. The kitchen is one step down from the hallway and has 2 double cupboards and a single cupboard, a tall fridge freezer, a washer dryer, a combi-boiler over the draining board and sink, 2 under sink cupboards, a gas oven grill and 4 ring hob, and a set of 3 drawers, with my 2 trolleys. Then at the back there is your bedroom. Throughout the flat is all decorated in 90's magnolia walls and white ceilings, but it gets pretty good natural light with east facing bedrooms and west facing living room. It has gas central heating which works well and double glazing.

It is just a 2 bed flat so it would be me and you, I am not sure if they accept couples I can ask though.
Hello :) I am Olly, 27, nonbinary (they/them/theirs) northerner living in London since 2018. I am an artist and a life model, I also teach once a week on an art course, and work in venues and events; I do not currently work from home, but my housemate does and the Wi-Fi is good. I really enjoy living here, just my mate is moving out so she can be closer to her partner. She has planned to move out in March but is flexible and our tenancy is renewing April 1st so we can work out moving if you need to be flexible. I am a bit of a nana, I don’t party much but still like going out, I love to cook and want to do more dinner parties, and I love a film night and chill chatting, games, I have a good record player and sound system in the living room as well as a big telly. I am not a huge drinker, but I do drink and smoking is fine just outside, we have the luxury of a gorgeous garden. I am good at cleaning and tidying, and good at DIY too, but I am also neurospicy and understand living mess especially with creatives so were all good. I have a partner Dev 26 who lives in Finsbury Park and comes round sometimes.

Transport and Shops:
Loads of little shops around and big Sainsburys 1.125km away so around 10-15 mins walk but there are loads of buses, and it is step free if you have a granny trolley like me. Buses are great round Kensal Rise as most stop outside the station near the flat. Kensal Rise Station is 135 metres away with the Mildmay Line and at West Hampstead there are Thameslink and Jubilee Line. Step-free access across the station, though interchange between platforms requires a 200m journey via the street. The station features accessible ticket machines, induction loop, and boarding ramps, but no designated accessible taxis. Staff assistance is available, and it is a B2 category station. Kensal Green Station is 645 metres away with the Lioness Line and Bakerloo Line. Not a step free station 46 steps from street to platform. Though if you ever need to use it, you can go one more stop to Willesden Junction which is step free to all platforms and come back one stop on the Mildmay Line to Kensal Rise.
