Big double in a lovely flat Notting Hill LGBTQ

Hi, the room is for ladies only, I’m afraid!
LGBTQ friendly only 🏳️‍🌈 Viewings will be held Sunday 4th of Jan or early next week.

I’m looking for a replacement for my room, and the move-in date is ideally the 27th of January or around. Honestly as soon as you pass references you can move-in! I’ll be doing viewings ASAP, you should be able to pass standard references check, the flat is with the agency but there is a direct landlord to deal with in the middle.
Minimum stay is until the end of July 2024 so 6 months, that’s when the tenancy contract ends, but you are always welcome to extend for another year! I’ve stayed there 2.5 year myself.

The rent is 1026.66 (apologies for a funny number!! Rent increased last year that’s why) and the bills on average come to £150 (summer less).
Council tax band F.
Deposit is £200, and when/if you sign a new contract in July, then the deposit will be £1000 and the above deducted then.

It’s a 3 bedroom flat on the top 4th floor.
My room is a lovely, big double room in the centre of Notting Hill (Kensington border as it’s off Kensington Church St W8!).
2 mins walk from the Notting Hill Gate station with Central and District and Circle lines, around 10 mins walk to both Hyde Park and my favourite Holland Park. 10 mins walk to High Street Kensington, also plenty of buses taking you either to Piccadilly/Marylebone/Victoria or Chelsea and Battersea, and also North like Camden etc.
Portobello Road and market 10 mins walk, plenty of cafes and restaurants around, happy to give you some recommendations if you’re new to the area :)

Room itself is big, flat as well with both living room and dining room which you are welcome to decorate, add some plants etc.
A nice addition is plenty of storage space, ideal for suitcases etc.

Room has two big windows, grey blinds, and comes furnished with wardrobe, chest of drawers, nightstand, built-in bookshelf 📚 and the faux fireplace. Outside you have lots of space for coats and jackets (trust me, I have plenty, you will see!)

Kitchen has a nice character, is bright and spacious, you can cook or bake easily, I love baking myself. Washing machine is there too, sorry didn’t include it in the picture.
Forgot about the bathroom completely but it’s bright white bathroom with the bathtub (with a shower in).

And most important - you will be sharing with two lovely girls, they are both professionals, one from Australia and one from Columbia, always happy for a chat etc.
We’re only considering women (a big sorry to all guys). You must be Queer friendly, please be tidy and considerate, hope you know how to create a nice flatshare☺️ ideally not wfh, or a few days is fine. Plenty of space for a desk in the room.

I’m quite flexible regarding the viewings, preferably around noon, or evenings but ideally the next few days.
