Hi! My flatmate and I are looking to transfer our tenancy at our lovely lower ground floor flat in Earl’s Court (reason being he’s wanting to move in with his girlfriend). The move-in date is flexible within the second half of September. We are up for transferring our respective halves of the tenancy one-on-one or to one person, so you could rent the whole place or take half. You will need to pass the agency’s reference checks.

About the flat

This is a two-bedroom (both double), two bathrooms property, with a common integrated kitchen and reception room and exclusive garden access (which includes a shed). The property is furnished but has plenty of space for new stuff if required. It has gas heating, with nice big radiators and an electronic thermostat. We have spent both the winter and the summer there and it has been very reasonable for heating and fresh during warm days (double glazing throughout).

The area is extremely well connected and nice. You have the Piccadilly line and all the District Line branches available at Earl’s Court station (less than 5 min walk) and also have the District Line’s Wimbledon branch at West Brompton, as well as the Overground’s Mildmay Line and National Rail services. It is super easy to reach Heathrow and Gatwick airports (in about 45 minutes), plus trips from Earl’s Court count as zone 1 or 2 depending on what’s cheaper (West Brompton is zone 2).

There are many parks, coffee shops, supermarkets (Tesco Express 2 min away, Tesco Superstore 15 min away, big Saintsbury’s 15 min away, M&S 10 min away, all by foot!), pubs and restaurants. Earl’s Court Road has most anything you might need, and High Street Kensington is also within walking distance.

Bedroom 1:

12.3 sqm bedroom with a bay window and an ensuite bathroom with a walk-in shower (with both a hand-held shower head and a rain shower head). The bay window faces south and gets plenty of light in the mornings, and has been fitted with a custom-made seat with a nice memory foam cushion by the current tenant. It is up for the taking if you want it. The room has a very large wardrobe and there is space for a chest of drawers and a small desk if you want. The bed, mattress and the two bedside tables come with the room.

The bathroom has storage space under the sink and has counter space behind the toilet. Removable shelves have been added by the current tenant, which can also stay.
The desk set up in the living room corresponds to this room.

Bedroom 2:

10.7 sqm bedroom with windows overseeing the garden space. Has two wardrobes, and a small desk, as well as a nightstand and two wall mounted lights. The bed and mattress come with the room.

Bathroom:

The second bathroom has a bathtub and a lot of counter space, as well as storage space under the sink,
Kitchen and living room

The kitchen has modern appliances (big fridge and freezer, electric hob, electric oven, microwave, washer/drier), and has a lot of cabinet space. The living room has a dining table with two chairs and two sofas, and a wall-mounted bookshelf.

Garden:

The garden is quite big, and you’ll have exclusive access to it. Bulb patches have been planted, so you’ll have daffodils in the spring.

About the fees

We have a shared tenancy, and it would have to be transferred one-on-one. The deposit for each room amounts to £1500. Deposits are protected under the Tenancy Deposit Scheme. Bills are not included in rent. Council tax band is D.

Ideally, we are both looking to transfer our tenancies by the end of September. We think this will happen very quickly, since it is prime location, but if things got delayed, the person taking bedroom 2 might share the place for a month with the current tenant (me, Andrés), so here is a bit of information:

I am Andrés, a 29-year-old Uruguayan and Italian Mechanical Engineer. I work as a researcher at Imperial College, where I am currently getting my PhD. I am a chill person and spend most of my time at the office, although I might WFH now and then. Like cooking, music and exploring the city (always down for a West End musical!) but when I’m at home I usually like to have some quiet me time and to cook. If needed for a month I’m happy to share with anyone who’s clean and tidy, and respects personal space (i. e. no loud music or extreme partying), but down for a drink and a social evening now and then. I have an extremely nice network of friends in London, and they sometimes visit me. Oh, an FYI, I’m gay and my boyfriend is around now and then – so LGBTQ+ friendly is a must for anyone coming, if sharing is needed.
