My very dear friend and flatmate Margherita is moving abroad in September, and her ensuite double room with AC is now available to rent from late September onwards.

Location: The flat is conveniently located between High St Kensington, Kensington Olympia and Earl's Court — just a 10-minute walk to Earl's Court tube station, 15 minutes to High St Ken, and with excellent transport links to Central London as well as Heathrow and Gatwick. The property occupies the first and second floors of a beautifully renovated Victorian building, on a lovely residential street just off High St Ken.

Layout: The flat comprises a very large and bright living room with an open-plan kitchen and a guest bathroom on the first floor, with the two ensuite bedrooms and a shared walk-in closet/storage room on the second floor. We also have direct access to the rooftop — a great spot to enjoy an Aperol Spritz and watch the sunset at the end of a hectic work day!

Features: The flat has wooden floors throughout, two ACs in the living room, and one AC in each bedroom — something extremely rare but very useful now that London is turning into a tropical city ;) The second ensuite bedroom has plenty of storage throughout, along with enough space to add a desk if you work from home. There is also a small and shared walk-in closet/storage room on the second floor for luggage or winter coats.

About me: I am a 31-year-old professional from Italy. I have been in the UK for 12 years and work in the art and design market. I do travel a lot, so I am not always home — especially in spring and summer — but I have always been lucky enough to share flats with close friends and make them feel like a proper home rather than just a flatshare. Ideally I am looking for someone I could hang out with or share the occasional dinner with — given the size of the living room and the large dining table, it's really nice to host dinner parties with friends. I am a very clean and tidy person, and while I understand not everyone is as fussy/particular as me, I'd love a flatmate who's happy to keep the flat in good order.

Rent: The room is £1,650 pcm and the tenancy agreement has a zero-deposit scheme, so no big payments upfront. Utilities and council tax are around £250 pcm per person.
