Sublet whole flat while we're away

Hello, my partner and I both have to be away for work for all of October, November and December this year.

We're looking for someone to lodge/sublet while we're gone. Absolutely all furniture, cookwear, plates, utensils etc. there for you to use. Perfect if you're new to London or between longer term rentals.

Look, the place isn't exactly Architectural Digest but it is comfy - there's a brand new boiler, we installed a dishwasher, there's a new washing machine, stove and oven in good working order. My favourite thing about the place is the fact that the washing machine lives in a storage room and not in the kitchen.

Rent includes all bills EXCEPT electricity and gas. Electricity is on an ancient prepaid meter you need to top up from the Coop downstairs - about 50 quid should last a month.

Gas prices are heinous, so it would be something we'd request payment from you on receipt of the bill.

Council tax, water and wifi all covered. Wifi is ultra fast unlimited Virgin wifi (~300mbps) and works pretty great.

TV is a smart TV and works with Netflix, Prime etc.

All you'd need to bring is your own sheets and towels.

Couples are welcome. Pets considered.

We would prefer to have the place back in January, but we could extend to the end of January if desired.

We will pay for a professional clean before handing over the keys, and all we ask is you do the same on vacating (nothing crazy! No need to spring for a bond clean! A regular house cleaning service is perfect).

Shorter term (one to two months) definitely considered.

It's actually a 2 bedroom flat but we're advertising it as one bedroom as we're keeping the second, smaller bedroom to store all our stuff while we're gone.

The arrangement would be as a lodger as anything else would violate the mortgage term. If either of us are back in London it would literally just be to collect parcels or things from the spare room and we'd liaise with you beforehand, we have no desire to barge in on you!

We bloody love Kentish Town. The bedroom is dead quiet at night and there are tonnes of gorgeous pubs and restaurants nearby.

Pets are considered, we love animals and understand it can be hard finding a place for them. But we'd need to put an extra 200 on the deposit to cover enhanced cleaning/carpet shampooing.
