Hi! I am subletting my place from mid feb/march until 23rd September 2026.
I have loved living in this space for the past 4 months, however I am moving onto pastures new. I will be based just up the road from the flat and as I will still be legally responsible for the place, I will keep a set of keys for access when required. My landlord is aware of this arrangement. My landlady is in Australia and will be moving back into the flat in October.
I am looking for a trustworthy person who will pay rent and bills and is happy for both of these to stay under my name.
The Place
The flat is gorgeous, spacious and cozy. It is a 1 bedroom flat on the 4th floor - 50m sq. It is west facing so you get lovely sunsets in the evenings. It is super well insulated (I have only had to put the heating on when temperatures hit sub zero) and faces an internal courtyard (not noisy).
It comes with all the furniture you see on pictures (except the leather chair and shelf stand in the corner) and also includes plates, mugs, glasses and some cutlery.
Bedroom: The bed is a new King Size bed with a protective cover. It is very comfortable. It has two black stylish railing for clothes.
Bathroom: I have made it a bit nicer with wooden toilet seat. It is a good sized bathroom with bathtub.
Living Room/Kitchen: Super lovely and spacious. I currently have a desk in there as well as I often WFH. There is a little balcony with a pigeon net. The Sofa is a three seater and people have slept on it in the past (not a sofa bed). The kitchen has a new oven/hob and fridge/freezer. There is a washing machine. There is no dishwasher. The boiler is new. The place comes with a hoover.
Storage: There is a heated storage cupboard by the entrance with two shelves and space for coats. There is also a storage area in the kitchen where the boiler is where I keep the hoover, mop, bucket and clothes drying rack.

You want to build a little nest in North London and you are responsible and communicative. You have a full time salary or have required savings to cover the rent. You are willing and able to pay rent and bills on Direct Debit a month in advance or are able to pay the total sum of your stay upfront.
You are willing and excited about building a friendly relationship with me and you are OK with me coming over from time to time to pick up any mail and to check that everything is OK.
You are in full agreement and committed to the arrangements outlined below and to take on the full length of the sublet tenancy.
I would ideally like one person to take on the sublet. A couple could be arranged exceptionally.
Arrangement
Move in date: From 3rd Feb 2026
Move out date: The sublet MUST end on 23rd September 2026. The landlord will be moving back into the property in October 2026. There is no possibility of extension or renewal.
Deposit of 1 month required to be paid upfront and secure sublet.
Sublet agreement: I will draft up a sublet agreement that covers both you and I during the sublet period.
Rent and bills payment due 1st of every month for the period starting 23rd of that month. (e. g. Payment on 1st of March that covers 23March - 23April).
