*The flat* completely rennovated last year. New kitchen, bathroom, heating, electrics, floors, walls, paint. Solid red brick building. You would be only the second person in your bedroom since rennovation, so also all new furniture. Dishwasher and full length fridge freezer, lots of storage in kitchen. Please Note pic of the bathroom shows there is a Japanese style bath tub which you sit upright in and has higher walls than a regular tub. I am 5ft6 and climbing in needs the same flexibility as you would need to get on and off a big bike! Living room has a tv. Energy efficient wash machine and tumble dryer in cupboard in hallway, extra fast WiFi. Photos show a dog in living room but he doesn't live there!
*The location* is excellent, both for amenities nearby, and for commuting all over. Kilburn high road has 5 different supermarkets within walking distance (M&S, Aldi, Sainsburys, Tesco, Iceland), a great local GP surgery (4 min walk), Irish Butchers, massive greengrocers, The Kiln theatre and cinema, a few gyms and an Argos, Primark, sports shops, charity shops, among other things!
Salusbury Road, walkable in the Queens park direction has a few great independent bookshops, a delicious farmers market each weekend, brunch cafes, restaurants and a few nicer pubs.
Paddington Old cemetary is a few minutes walk away and is an oasis of calm with bee hives and flowers. 😀
One of my favourite things about the flat's location is it is only a few stops to Hampstead Heath so, door to door, takes 10 minutes.
For commuting it is a 4 min walk to the overground line Brondesbury Station, to travel between East and West London, or a 7min walk to the Jubilee line for North/South travel.
*The Building* purpose built around the 1980s, so the sound and heat insulation is really good- it stays cool in the Summer and warm in the Winter. I didn't need to put the heating on until the end of November. After that, an hour or two in the evening genuinely heats the whole place really well.
Above and below are a number of elderly neighbours so it is a calm and quiet building. The living room looks out onto the end of some other houses gardens, so a green and calm view.
The room is about 15m square: as you can see from the pictures, it comes with a blind, new double bed and mattress, small desk, small shelf unit, mirror, chest of drawers. The 6x chest of drawers that you can see in the living room photo, are for your use also.

I left the flat to move abroad and the remaining flatmate is easygoing and considerate. She is a londoner, works in accounting/fraud and wfh 2 or 3 days a week, from the living room.
Home is a calm place to unwind. No problem with a bit of creative mess that comes and goes ( e. g. cooking a big meal) but into minimalism so avoid long-term clutter. The flat is pretty easy to keep clean, and it is important to keep it nice.
Gas and elctricity bills are on a smart meter so you pay for your actual usuage, billed monthly. So low in summer, higher in winter.
Other bills are fixed at 70.75 per person monthly (water, wifi and building service charge.)
