Single Room w Balcony In 2 bed flat Zone 2

Hiya, I'm William, i'm 30 and I work in an SEN Primary school. I'm looking for someone to sublet a double room in my 2 bed basement flat in Kilburn for £800pm including bills, from the 7th of August 2026, can negotiate. The flat is very spacious and clean (I'm a virgo), with a huge garden in zone 2. It has fantastic links to the Jubilee Line, Bakerloo Line, and two overground lines all less than a ten minute walk away. It's 20 minutes away from Camden and from central, with great pubs and parks in Kilburn and surrounding areas. Hampstead heath and Primrose Hill are 15 minutes away. There are steep steps to the front door, and a set of stairs going up to the available room. There is a cool balcony off the double room that's great for chilling on in nicer weather.

I'm quite busy during the week (out early and back at 8pm somedays), so I tend to keep to myself as I'm quite exhausted, but am definitely up for cooking, watching stuff together, and hanging out if we get along. I'm a bit nerdy so I love comics, sci fi, fantasy, anime, and have a ps5, which I do not play enough. On the weekend im usually going for coffee, seeing, wholesome lgbtqia+ events like comedy nights, or book clubs, planet organic, or going to the outdoor lido close by. I'm quite chilled, laid back, and friendly, all I ask is that you treat the flat with respect, as it is a lovely space, and a it's important to keep it clean and tidy. We would sort out a cleaning rota between the two of us, and see what works best. Unfortunately we just wont get along if you're messy/dirty/leave dishes in the sink and dont clean properly/do not ever empty the bins when they full/not conscious of your surroundings/are dirt blind, especially if you work from home.

We can discuss more details in person when you see the flat and if you like it, then I can sort out the lodger agreement, I am looking for long term but best to start with 6 months and then extend from there if it works out.
