Description
We have one bedroom available in our three bed flat in Kilburn, available from the 1st October, living with me (Ella) and Johnny, who are both 25.
• This is a first floor flat in a great location: we’re approximately 3-4 minutes from Kilburn Station (Jubilee Line-Zone 2) and about 6 minutes from Brondesbury (Overground). West Hampstead is about a 10-minute walk away too (Thameslink, Overground, Jubilee Line)
• Kilburn High Road is super close by with lots of shops, pubs etc.
• The bedroom is fully finished with a good amount of wardrobe space. There is room for a desk. The living room can also be used for WFH needs – I work from home quite a bit but Johnny never does.
About the current flatmates:
• Ella, a 25-year-old freelance writer/creative writing teacher, and Johnny, a 25-year-old finance analyst. Both into the usual things – casual catch ups over a glass of wine, exploring London, pretending we’re good at karaoke etc.
• We’ve both been living in London for a number of years now but met on SpareRoom just under a year ago when I moved into this flat (Johnny was already here).
• We both work quite long hours during the week, so would like somebody who will be respectful of this. We wouldn’t consider this a big party flat. I tend to do quite a bit of tutoring online in the evenings and on weekends, but Johnny confirms it’s not audible from the other rooms!
• All that said, we would like somebody who’ll evolve into a friend rather than just a flatmate. Johnny and I are currently enjoying the odd dinner out or pub trip, and would definitely be keen to have someone join us for a brunch, drink, or even just a casual night in.
• We consider ourselves to be very clean people, and really want someone who’ll be the same. I’m pescatarian, Johhny isn’t – we’re not too fussed about what you’ll be eating!
• Looking for someone who is LGBTQ+ friendly.
The important stuff:
• The contract start date would be 1st October for 12 months (with a 6 month break clause). Rent is £783.66 pcm, though it is likely to increase slightly in January 2025, we’ll hopefully be able to confirm during viewings. Bills coming to £93. 07 pcm. There’s a security deposit of one month’s rent required on signing as well.
• Parking on the street is sorted via a permit, which can be arranged via Camden council if needed.
• We deal directly with our landlords (they are a family-owned estate agents), and usually speedy at responding to texts/emails. They will require proof of sufficient funds upon signing (proof of salary/ a guarantor if you can’t provide this). A contract must be signed in person, at their office on Finchley road.
