I’m offering a bright, partly furnished double bedroom in my two-bedroom flat. The room is at the back of the flat, ensuring a quiet environment away from street noise, and comes with a built-in wardrobe, a bed, and a bookcase. There’s also enough space for a desk if you work from home.

The Flat: The flat includes a bright living room, a small but functional kitchen equipped with an oven, fridge/freezer, microwave, and a Nespresso machine, plus a bathroom with a bath/shower. The flat has Wi-Fi (£34/month) and council tax (£158/month), both split between us. Other bills (energy and water) are also to be split but amount is to be confirmed as I've not lived here long enough to know!

Location: Situated in Kilburn, the flat offers excellent transport links:
• Kilburn High Road Overground Station (6 minutes walk)
• Kilburn Park (Bakerloo Line, 9 minutes walk)
• Brondesbury Overground (13 minutes walk)
• West Hampstead Thameslink and Jubilee (15 minutes walk)

Plus, there are loads of bus routes, including the 98 into town, 328 to Chelsea/Notting Hill, and 31 to Camden. You’re also close to West Hampstead, Queens Park, and Maida Vale, with plenty of shops, cafes, and parks nearby.

About Me: I’m a Project Director at an advertising agency, and I work from home 1 or 2 days a week. I own the flat (with a bit of help from family) and am now looking to find a flatmate as I work on paying them back over time. Outside of work, I’m passionate about music—I play guitar and sing in a band. We rehearse in Dalston (not in the flat), and we do gigs every now and then. I also enjoy pub quizzes, board games, checking out exhibitions and finding nice coffee shops.
I identify as part of the LGBT community, so it’s important to me to find a flatmate who is LGBT-friendly. I’m social, but I also value personal space and respect others' need for privacy. Ideally, I’m looking for a flatmate who is easy-going, considerate, and shares some of these interests.

About You: I’m looking for a flatmate who is a professional, aged 28-38, non-smoker, and LGBT-friendly. While I can keep myself entertained, it would be great to have a flatmate who’s open to grabbing a coffee or a drink occasionally. I’m flexible with short-term lets or longer stays, but ideally, you’ll share similar values and be easy to get along with.

Availability: The room is available from early October, with flexibility around move-in dates. I'm offering a periodic contract, so whether you’re looking for something short-term or longer, I’m happy to discuss options.
