Our lovely flatmate and friend is moving out of London, and we’re looking for someone friendly to take his spacious double room in our warm and social home!

You’ll be joining Lucas and Josh in our 3-bed Kilburn flat.

🏠 About the Flat:
Our top-floor home is split over two floors. Downstairs, there’s a great little terrace, a huge living room (perfect for chilling or working), a bathroom, and a separate kitchen. Upstairs are the bedrooms with another shared bathroom.

The kitchen is well-equipped with modern appliances, including a dishwasher, washing machine/dryer, and garbage disposal.

The flat itself is warm and cozy year-round – we like to keep the heating on in colder months to make sure it’s always a comfortable space. There are no issues with water pressure, and the heating is reliable throughout the flat.

The living room has a TV, a large sofa, and a dining table.

🛏️ About the Room:
The room is a spacious double with plenty of natural light. It comes furnished with a bed and wardrobe. There’s plenty of space for your own furniture including great space to add a desk if you work from home.

📍 Location:
We’re well-connected, about a 10-minute walk to:
• Brondesbury Overground (Mildmay Line)
• Kilburn High Road Overground (Lioness Line)
• Kilburn Park (Bakerloo)
• Kilburn (Jubilee)

There are plenty of shops nearby, including a great corner shop, Tesco, and Aldi.

👥 About Us:
We’re both Analysts and met at work a few years ago. We’ve been great friends since and now work at different companies. Both of us mostly work from home and sometimes share the living room as a work space.

Outside of work, we love a social household. We’re always up for a chat on the terrace with a cigarette, a drink, or a poker night. We want someone who’ll integrate well as both a flatmate and a friend. We feel it’s important that this is more than just a living arrangement – it’s a home where we genuinely get along.

We also like to keep the flat clean and tidy. We’re not obsessive about it, but we’d expect you to chip in to keep things nice.

💰 The Practical Stuff:
• Rent: £1,059 per month (excluding bills)
• Bills: £130 per month (energy, council tax, water, and fast internet)
• Deposit: £1,154
• Move-in Date: 28th January - 1st February
• Contract: You’ll be taking over from our current flatmate about six months into a 24-month contract.

✨ About You:
We’d love to live with someone friendly, sociable, and respectful – someone who enjoys a chat but also values their own space. Ideally, you’re in full-time employment and planning to stay in London for a while.
