Double room in Kilburn conservation area - £450

We have a double room available from the 6th of October in our flat in Kilburn.
The room has become available as the fourth flatmate is moving to South London.

The flat is modern and clean with wooden floors, a nice kitchen, bathroom, living room/dining area, and a good view over a garden. It's between Kilburn and Willesden Green tube stations (each 8-10 minutes walk), in a nice safe area in the Mapesbury conservation zone. Brondesbury station is also a short walk away, as are several bus routes. Our flat occupies the first and second floor of a large house (which is divided into three flats in all).

There are three supermarkets within easy walking distance, as well as plenty of shops, restaurants, pubs, gym, a cinema and theatre on Kilburn High Road (10 minutes walk).

The room available is small and cosy with a double bed, wardrobe, chest of drawers and a window.

We are three friendly guys in our twenties who have been living here for between nine months and two years.

We are looking for someone who is easy-going, sociable and considerate to live with.

The costs: rent is £450 a month, and council tax and internet come to about £50 a month. Adding on water, gas and electric bills, the average monthly total cost is about £530. You will also need to pay a deposit of £713, and a one-off admin fee of £100 to the landlord for updating the contract and deposit scheme details.
