Double bed room in 3 bed flat, 1 bathroom, in Kilburn, London, NW65AY.

The flat is just across the road from Kilburn Park station, Bakerloo line, literally not even a 2 minute walk. Paddington Station is a 20min walk and Kilburn High Road Overground is a 5 min walk. Very near Notting Hill and Primrose Hill, so a great area.

The flat is basement, but the back opens up onto a private garden so it gets lots of light. The flat has a lovely kitchen (with dishwasher !!) and living room/dining room. The bathroom has bath/shower.

My room has a double bed, big wardrobe and desk (desk not included in furniture). My room is £1125, bills not included. Bills (water, wifi, council tax and energy) amount around £120 a month.

The current 2 flatmates are a professional and a student, both 2 lovely guys, very clean and chill. If you're female and looking to rent but not sure about 2 guys, I am female and have loved living with them for this past year.

I would be moving out end of Feb, however can be flexible! The flat lease is till September 2027, however the other 2 flatmates are moving out in September 2025 due to them having other plans so you would be signing on for around 7 months with those 2 however you are welcome to stay longer yourself if that makes sense.
