A bright, spacious ensuite double room is becoming available in a lovely two-floor flat located just off Kilburn High Road. The room is at the back of the flat, so it stays quiet and isn't affected by the noise of the high road.

👋 About Me
My name is Marilena and I am a working professional. I currently work 2-3 days a week from the office in Central London and the rest from home.

I am very easy-going, tidy and considerate, and I really enjoy living in a friendly and social house where people genuinely get along, whilst still respecting everyone's own space and privacy.

Outside work, I enjoy spending time with friends, going to the gym, cooking, watching football, travelling and ticking new places off my list, as well as exploring London (especially trying new restaurants and bars). I've been living in London for the last 4 years and have mainly lived in this flat because it's a great home in a fantastic area.

I am looking for someone to take my current flatmate's room as she will be leaving at the end of August. Ideally, I would like to share the flat with a female working professional.

Looking for someone who is clean, tidy and respectful of shared spaces, as well as easy-going and considerate. It would be great to have a friendly home environment where we can chat and share a glass of wine after a busy day at work, while still respecting each other’s privacy and personal space.

- Kilburn High Road Overground Station (Lioness Line) - 2 min walk (Euston in 7-10 min)
- Kilburn Station (Jubilee Line) - short bus ride
- West Hampstead Thameslink Train Station & west Hampstead Station (Jubilee Line) - around 10 mins by bus
- Paddington reachable in 10 min via Bakerloo Line and Oxford Circus in 15-20 min

Sainsbury's, M&S food, Aldi, Poundland, Primark and TkMaxx are all within 2-10 min walk radius. The area is full of grate cafes, restaurants and local shops, with excellent connections into Central London.

Queen's Park, Paddington Recreation Centre are both around 10-15 min walk away, while Primrose Hill 20 min away by bus. Perfect for walks, exercise, relaxing outdoors and picnics during the sunny/warm days of the year.

- Living/dining room is fully furnished (flat is unfurnished but I will be buying the furniture from the current flatmate, so no need to worry about that!).
- Flat is located on the second floor (please note that there is no lift in the building)

The flat has a warm, comfortable and homely atmosphere. This is a non-party household and the flat is kept clean, relaxed and respectful.

💷 Rent, Bills & Move-In
- Move-in date: 1st September 2026
- Looking for someone who will stay long-term (ideally minimum 1 year)
- Current rent is £1,250 per month per person (excluding bills)
- Please note that the landlord may wish to increase the rent due to the change in tenancy, but the increase will be reasonable.
- Bills are approximately £200-£270 per person per month on average.
- In winter, bills are usually £250-£270 per person per month due to gas heating costs.
- Council Tax band D: £93 per person per month.
- Landlord will run reference checks (and would potentially want to arrange a chat) before any new tenant moves in!!
