10-15 minutes walk away
Description
I am moving out of my two-bedroom flat in Kings Cross near Bingfield Park, about a 15-minute walk from Kings Cross/St Pancras Station.
The flat is on a quiet residential street and is a stone's throw away from the new development (Coal Drops Yard, Granary Square, etc).
I am moving out after a fantastic 18-month stay here as I have found a place with my partner.
You will be living with the lovely Yulia, who works in the music industry. We are looking for a young female professional who shares a similar lifestyle. Yulia enjoys hot yoga, travelling (particularly to Côte d'Azur for the weekend!), live music events, and going to restaurants and hosting intimate dinner parties. While living together, we have struck the perfect balance between being independent and catching up over dinner or a glass of wine.
The flat itself has a shared kitchen/living room and bathroom. We take turns weekly to deep clean, but we allow some flexibility if one of us is away travelling, etc.
The kitchen has an oven, microwave, fridge/freezer, toaster, kettle and, most importantly, a dishwasher.
The bathroom has a combined shower and bath, and we try to be sensitive to each other's schedules, i. e., who needs to leave first for work.
The bedroom has ample storage space, with two three-door mirrored wardrobes. I replaced the bed with one that has plenty of under-bed storage for suitcases, etc., and this will be staying when I leave. You could also fit a small desk in the room if desired.
The flat is on the ground floor, which makes it easy to move in and out. There is also an outdoor bike storage and refuge area to dispose of waste whenever necessary rather than on a specified day of the week.
Regarding WFH arrangements, Yulia typically goes into the office three days a week (Tuesday - Thursday). She has a desk in her room but also takes calls at the dining table. You would be welcome to take calls from the dining table, being mindful that the space is shared and used for dining.
You are welcome to have romantic partners/friends/family stay for short periods, but we are not welcoming couples or people having their partner over for weeks on end. The flat is a small space shared equally between the two flatmates.
There is also a small terrace area accessible through Yulia's bedroom. She was comfortable with me going through her room to access the terrace, but I was, of course, sensitive that this was her personal space, so I would tend to use it more when she was out or ask if it was okay when she was in.
Bills are not included in the rent. Bills, including council tax, wi-fi, electricity and water, come to about £150 per person monthly.
The flat is available starting at the beginning of December and we are ideally looking for someone to stay long-term. This tenant swap will take over my current contract, which runs until August 2025. However, it is very likely that you will be able to extend this. Yulia has lived here for three years, for instance. We're also lucky to have a responsive estate agent and reasonable landlord who have resolved minor, routine issues we have encountered.
Kings Cross is an exciting and bustling place to live, with plenty of convenient features. There is an excellent variety of bars, coffee shops, restaurants, and independent shops. There is a weekly farmers market (Friday to Sunday), a large Waitrose (open until 10pm during the week), two Everyman cinemas (an additional free outdoor cinema in the summer), and lots of fitness options (Frame, Ten Health, Nuffield, Reformcore).
Five tube lines run through Kings Cross, including the Piccadilly, Victoria, Northern, Metropolitan, and City + Hammersmith lines. This means you can get virtually anywhere in central London very quickly. The Boots Pharmacy in the station and Little Waitrose are open until 11pm, which I have relied upon many times! There is also the Eurostar if you fancy whisking yourself away to Europe for the weekend.
We are not looking for someone to just fill the room but for someone who will contribute to a positive and enjoyable living experience. This means asking each other about their day but being mindful when people want to relax and keep more to themselves.
