A room is available in a spacious three-bed flat in Caledonian Road (Cally), approximately a 10-minute walk from King’s Cross. I’m moving out due to a change in circumstances.

The flat is set over two floors and includes a balcony, a large living room, a spacious kitchen with a large cupboard, three storage cupboards in the hallway, an alcove for coats and shoes, and two toilets (one bathroom and one separate WC). It has more of a house-like feel than a typical flat.

The property is located within Cowdenbeath Path, a gated, managed co-operative with a quiet and friendly atmosphere. A 24-hour Tesco is around a one-minute walk away.

King’s Cross station is roughly a 10-minute walk via York Way. Caledonian Road & Barnsbury Overground station is also within a 10-minute walk in the opposite direction. Local bus routes include the 17, 91, and 274.

The room available is the one shown in the photos. The flat is currently tidier than in the pictures, which were taken before we moved in, but they give a good sense of the space.

Bills are approximately £120 per month and are paid to the head tenant on the 1st of each month.
Council Tax Band: C.

The tenancy would be via a Deed of Variation, which requires references and must be completed on the rent payment date (22nd).
