Long-term Room in Angel/Kings Cross: 1 October

Key summary:

1) long term lets prioritised
2) no virtual viewings
3) preferably no students. I am a working professional in the City.

Rent: £2250 pcm excluding bills and council tax. £1050 for the smaller room which is up for letting.

Bills: around £80-90 pcm each
Council tax: around £80 each

Tenancy length: from 1 October 2026 onwards. Under new laws it’s a rolling tenancy with two months notice, I don’t intend to move out for at least another year and landlord is not flexible with swaps for short term lets. Agency is prioritising someone with firm plans to stay

Nearest tube station: 10 min walk to either Angel, Kings Cross, Caledonian Road overground. 30 minute walk to the City (I used to walk to Moorgate every day, now I work in CW).

Agency managed but landlord lives close and has always dropped in on the day for any issues. No issues with the agency because it’s a smaller one so quite responsive.

Quiet neighbours and shops all around - Tesco 2 minutes away, Waitrose and Sainsbury’s 10 minutes away, Farmers market nearby every weekend, Nisa Local opposite us

My flatmate is going to Oxford because of his specialty training. I have been living there for 2 years.

We have a spacious lounge and the balcony is a blessing.

We have a shared bathroom. Deposit is around £1200.
