This ad is for a furnished (wardrobe, sofa, desk, and bed) double room on the first floor of a newly renovated house with a bathroom and toilet (separate) shared with another 1st floor lodger. The fee is £700 per month, but with potential flexibility for a good match.
An online interview can be conducted where I can show the house prior to any in-person meeting. There is currently a tenant in the property but she will leave late-April.
We have another spare bedroom and storage space so we can offer flexibility around move-in dates.
Council tax and broadband bills are included. Electricity, gas, and water will be divided between the occupants each month.
The cost of this typically varies between £35 in summer and £75 in winter.
The house has another lodger in a loft studio and I am a live-in landlord on the ground floor with my partner and daughter for a maximum of five adult occupants. We are professionals and recent graduates. We like to keep the house comfortably tidy, clean, and quiet (but not obsessively so).
There is a front and back garden, the front garden faces the road but the back garden is quiet. There is off-street parking in the front garden and a shed for storage in the back garden.
There is a large shared kitchen, a common room that is currently empty (was used as a yoga/pilates room), and a 2nd shower and toilet on the ground floor.
There are bus stops less than a minute's walk from the house that go to Kingsbury and Colindale stations which take about 10 minutes by bus or a 20 minute walk. We are a 10-15 minute walk from two high-streets, four supermarkets, multiple gyms, and numerous restaurants, pubs, and shops (but far away enough to not have the noise).
We are also close to multiple large parks and a small lake.
Ideally, we're looking for someone who is clean, tidy, quiet, conscientious, and interested in casual friendship (occasional meals and activities together) but who is self-sufficient and independent. Though, someone that values privacy and solitude is also fine.
Inviting friends over occasionally for social gatherings is fine but must be cleared in advance with everyone else.
I may be able to offer a discount for lodgers that are willing to contribute to home maintenance (cooking, cleaning, gardening etc) or occasional child-care beyond the basics of cleanliness and cleaning up after onself, but these are optional.

When we have the time, we enjoy hiking and cycling in nature, watching reality programmes (history, nature, philosophy etc), gardening, and board games. I, Michael, also like computer and table-top roleplaying games and a good beer or spirit while Mibun enjoys cooking.
