This ad is for a double room on the first floor of a newly renovated house. The bathroom and toilet (separate) are shared with another 1st floor lodger, but there is a shower and toilet on the ground floor too so no risk of waiting around in the mornings. The room is furnished (wardrobe, sofa, desk, and bed).
The room is currently occupied but she is leaving towards the end of September (after two years) as she is moving into a new apartment with her BF. There is flexibility regarding move-in date from early September into October. The photos are of the empty room and how it will look after she moves out.
Council tax and broadband bills are included. Electricity, gas, and water will be divided between the occupants each month.
The cost of this typically varies between £40 in summer and £80 in winter.
The house has another lodger in a loft studio and I am a live-in landlord on the ground floor for a maximum of four adult occupants. We are professionals and recent graduates. We like to keep the house comfortably tidy, clean, and quiet (but not obsessively so).
There is a front and back garden, the front garden faces the road but the back garden is quiet. There is off-street parking in the front garden and a shed for storage in the back garden.
There is a large shared kitchen, a common room that is currently empty (was used as a yoga classroom), and a 2nd shower and toilet on the ground floor.
There are bus stops less than a minute's walk from the house that go to Kingsbury and Colindale stations which take about 10 minutes by bus or a 20 minute walk. We are a 10-15 minute walk from two high-streets, four supermarkets, multiple gyms, and numerous restaurants, pubs, and shops (but far away enough to not have the noise).
We are also close to multiple large parks and a small lake.
Ideally, we're looking for someone who is clean, tidy, quiet, conscientious, and interested in casual friendship (occasional meals and activities together) but who is self-sufficient and independent. Though, someone that values privacy and solitude is also fine.
Inviting friends over occasionally for social gatherings is fine but must be cleared in advance with everyone else.
A willingness to contribute to home maintenance is required. Though, I may consider getting a cleaner/gardener for which we'd all contribute.
The price is negotiable if you think you'd be a particularly good fit.

My name is Michael and I'm a self-employed science teacher. I have a well behaved 2.5 year old daughter. I enjoy hiking and cycling in nature, watching documentaries (history, nature, philosophy etc) while doing weights, and good food/drink. If I get the time I also like tabletop games, computer games, and gardening.
While I do need time to myself, I'm fairly sociable and so happy to occasionally eat meals, watch a film or documentary, play a board game, go hiking, do some exercise (pilates, weights, running, kickboxing), or just have a beer and a chat together.
The other tenants are Indian (leaving) and Chinese females and a Romanian male.
One is PhD educated with a speciality in language and mostly keeps to herself in the loft-apartment.
The other is Ms educated and works in a cinema and when she's not at work she's mostly watching films or listending to music (quietly) in her room. The 3rd is an electrician who is at work alot of the time but when he is home he is very friendly and helpful and happy to cook and eat together.
Everyone's quite nice, and sometimes eat meals together and would be interested in occasional social dinners or movie nights but getting everyone's schedules to align is rarer than one would think.
