Bright room and private work space in Ladywell

Hi!
I'm looking for a new person to join me in a terraced house on a quiet and friendly street in Ladywell right next to Hilly Fields. There are two bright, good size double rooms, these are both available for one person so you get a bedroom and a living space/studio work space. In addition there's a big living room/dining room, and attic (with sky lights) for storage/reading.

The rooms:
The one in the photos is on the ground floor, has a window out to the garden. Loads of light and a good amount of space for a desk, shelving etc.
It's unfurnished and lots of space for you to make it your own.

The other room is on the second floor - right above the other one and is about the same size and gets really good light in the day and looks out into the garden, so very peaceful.

The House:
It's a (little) 4 bed house with a back garden, which has got a bit trashed from roof renovations so green fingers are welcome!

We have a little kitchen, but I've not had difficulty scheduling with other people and I always make space for other people!
Separate loo and bathroom. (Woo)

The Housemate
I'm Katie (they/them) I'm friendly and often up for a pub/garden hang/tv or film evening. My job is pretty busy so I like home to be a calm/soft space and only do my partying out of the house. I work from home about 2 days a week max - but in a separate office in the house not the communal spaces.
I do have a cat who is called Ludo and is an absolute babe. She'll be your friend if you're into cats, but she *should* give you space if you aren't too fussed. Ideally you'll be willing to be her friend too though!

Who I'm hoping to find:
Ideally, you'll be friendly and want to live somewhere you care about and contribute to! We sometimes have friends round but we're def not a party house, as we work 9-5 Mon-Sun so we'd be looking for someone respectful too. I don't care what you do, but I work and volunteer in the Heritage and the Arts.
Because I'm 40 Id like someone in (or very near this age range).
Mostly - I just want someone chill who wants to live somewhere in harmony and hang out from time to time.

Other Important Details!
The rooms are available from end of February. Rent is £1100 a month and one reference.
Bills are approx 200 on top. Obviously this is right now, and happy to explore new WiFi options...
Ideally, I'm after someone long term - for a year min as the place is amazing and I want stability too.
No pets I'm sorry - Ludo hates other animals :(
