Bright Double Room in Ladywell

Hi!
We have two bright, good size double room in Ladywell, near Hilly Fields. Our amazing flatmate is leaving to move in with their partner so we're looking for someone new to join us!

The room:
It's on the ground floor, has a window out to the garden. Loads of light and a good amount of space for a desk, shelving etc.
It's unfurnished and lots of space for you to make it your own.

The House:
It's a (little) 4 bed house with a back garden, which we have ambitions to replant and make all pretty for spring/summer.
We have a little kitchen, but all our schedules are kinda different and we all make space for each other.
Seperate loo and bathroom. A little work from home area/dining space and an attic snug where we watch films/have friends stay over.

The Housemates
We are:
Sophia (she/her) and Katie (they/them
We're all friendly and often up for a pub/garden hang/tv or film evening but we're all sociable outside of the house too and have our own work/lives going on.
We also come with Katie's cat - who is called Ludo and is an absolute babe. She'll be your friend if you're into cats, but she *should* give you space if you aren't too fussed. Ideally you'll be willing to be her friend too though!

Who we're hoping to find & pls read!!

Ideally, you'll be friendly and want to live somewhere you care about and contribute to! We sometimes have friends round but we're def not a party house, as we work 9-5 Mon-Fri, so we'd be looking for someone respectful too. We don't care what you do, but Katie and Sophia work in Heritage and the Arts.
Because we're 30-39, we'd like someone in (or very near this age range).
Mostly - we just want someone chill who wants to live somewhere in harmony and hang out from time to time.
Couples are welcome 😌

Other Important Details!
The rooms are available from 9 February. Rent is £550 a month, you'll need to provide references to our landlord (who is really nice) and the deposit is one months rent.
Bills are approx 100 on top. Obviously this is right now, and might change, but we try and keep things low.
Ideally, we're after someone long term - for a year min as the place is amazing and we want stability too.
No pets I'm sorry - Ludo hates other animals :(
-no students due to council tax reasons
