I'm Alice and I live with my flatmate Emily in a terraced period house in a lovely little square (technically triangle..) in Zone 1. We're based just behind the Imperial War Museum (between Waterloo, Elephant & Castle and Kennington). Nearest tube stations are Lambeth North (Bakerloo, 10 mins), Waterloo (15 mins) and Elephant & Castle (10 mins) but Vauxhall is also within easy walking distance. I work in Westminster and it takes me 20 mins to walk to work or more often a 10 minute bus if I'm running late!
The house is three floors. It has a shared living room, dining room and kitchen on the ground floor then Emily's bedroom/bathroom down some stairs and 2 bedrooms and a bathroom upstairs. We have a beautiful little private garden out the back which was my little lockdown project, it looks a bit sad at the moment but is so lovely in the summer (I bought a sun lounger in lockdown 1..) and I'm very proud that I can now cook with my own herbs from the garden!
We have a small-medium sized double room upstairs available. We can be a bit flexible with move in date but the sooner the better. The upstairs bathroom has a shower and would be shared with just me.
The room is currently being used as an office, the photos with a bed are old and are to indicate what it looks like furnished.
Important to note the room is unfurnished aka no bed. It can fit a double bed and has some built in storage space (not loads, but a start). If you needed to fit a desk in that's definitely possible but you wouldn't be left with a huge amount of floorspace if you had e. g. a chest of drawers too. For that reason we're looking for someone who won't be working entirely remotely, ideally no more than 2 days from home a week, as we'll be sharing the dining room as a home working space if you don't want to work in your room. I'm a civil servant and we're operating a hybrid model for the foreseeable, so I'll be wfh about 2-3 days a week (can be flexible which days!). Emily is studying for a design masters and tends to just have one study from home day per week; she moved over from Australia a couple of years ago and we are both in our mid-twenties.
I enjoy having people over to enjoy the house and garden occasionally so you'd need to be comfortable with friends coming round (not strangers!) every couple of weeks, I'd of course be happy for you to do the same and always willing to compromise so everyone gets their own time and space :) That said we definitely wouldn't describe it as a party house and wouldn't want to spend every weekend clearing up from the night before! So in summary, we're both social enough and keen to make friends but like to have our own space and quiet time too and do our own thing for meals etc.
The price of the room would be £682 per month and bills are currently ~£135 per month so hopefully you agree a pretty good deal for Zone 1 with a garden! Our landlord hasn't put the rent up in a long time and the contract renews in mid-October. We haven't had any indication that our bills will increase though worth noting the wider issues with the energy sector might impact this so I can't be certain on bills in the future.
I can't think of other costs off the top of my head apart from furniture you'd need (a bed at minimum). The rest of the house is pretty much fully furnished, we have a TV, washing machine and dishwasher if that's helpful to know! Essentially if there are any pieces of furniture you want to bring we can probably fit it in somewhere. :)
