En-suite room to rent in Lambeth North

Looking for a new flatmate to come join us in our 4 bed house in Lambeth North as the current one (Gen, who has lived here three years) is moving in with her boyfriend.

The room is a large double with an en-suite (toilet, sink, shower) located in Walcot Square, Kennington. Fantastic transport links around:

- ~7 minute walk to Lambeth North Station (Bakerloo)
- 10-12 to Elephant & Castle (Bakerloo and Northern)
- 12 minutes to Kennington (Northern)
- 10/15 to Waterloo (Norther, Jubilee, Bakerloo, Waterloo & City + National Rail).

The room is really spacious and easily fits a desk set up and extra furniture, and has huge built in wardrobes. There's another bathroom with a bath upstairs, as well as a toilet downstairs.

There's a lovely communal kitchen (with dishwasher, washing machine and tumble dryer) and living area which faces out onto a terrace which is a suntrap in the summer. There's a shed for storing bikes.

The house is run by the Walcot Foundation who are great and super responsive if anything is needed.

There are 3 other housemates:
- Sam, 28, works in tech and enjoys gym, running (has naively signed up for two marathons this year) and watching movies.
- Elin, 25, works in audit and enjoys gymming and watching TV.
- Owen, 25, works as a consultant and sings as part of a choir.

We're friendly and like to have a chat while cooking and sometimes watch TV together (currently Traitors) but also respect everyone needs their own time and each other's space.

The room is unfurnished but the rest of the property is.

Rent/bills per month are:
- Rent: £1197 (this was increased 5% last in October)
- Water: £21.25
- Electric and Gas: £31
- Council tax: £68.50
- Wifi: £8.50
TOTAL - £1,326.25 per month

We also have a great cleaner, Sabrina, who comes every two weeks and is £9 pp each time (£36 per clean)
