Room available 2min walk from Waterloo station

I am looking for 1 Flatmates for one room in a 3 bed flat. I have been living at the same place for 4 years : ( 2 min walk from Waterloo, Waterloo East & Southwark Station. The flat is located on a quiet street with a Pure Gym 50 meters away, Green space outdoors and a Balcony with open space in front.. The location is the best. Cant get any better than this!! Multiple tube lines and trains, possible to walk most places in Central for a night out. I usually walk to my work and back and also when I am going out with friends. 8min walk from Southbank River side great for running/ food or a walk.

Very Safe neighbourhood. I lived with 2 girls for 4 years and they never once said anything about coming home late at night. It's always bright and lively near the station but no noise at all.

Cozy, comfortable room with a lot of light. Comes furnished (bed, nightstand with drawers and a closet).

Kitchen and bathroom are refurbished, living room for shared use (very spacious with Big windows and access to Balcony). Kitchen includes Oven, big fridge with freezer and Washing Machine.

There is a Bike Parking. Lots of shops, bakeries, restaurants 1 min walk away.

The rent is £835 not including bills which is a bargain for the Location. Bills can be discussed as we split according to our rooms. Council tax is around £65 and just to give a rough figure let's say £70 for bills during winters at its peak but normally less than that (water, gas, electricity, and wifi).

Both flatmates are very chill that are respectful of personal space. Both professionals, and not into house parties etc. so you can always relax at home without noise. Sometimes we all cook together, watch movies in living room and hang out.

I am looking for someone to take over a flatmate's contract that ends in October and can be further extended then. Ready to move in anytime!!
