Double room with private bathroom

The double room I rent out has recently become available as my current lodger of 2.5 years is leaving to live with her boyfriend.
It's a lovely room in the attic (full height ceilings) and its own bathroom, with views over gardens and trees, its a very sunny room if the sun is actually out.
The house is an Edwardian/Victorian large house in a community minded area, near to Walthamstow village, Wood Street and Leytonstone High Street. It is also adjacent to Hollow Ponds and the start of Epping Forest, which is great for walks to get your head out of London.
Stations nearby are Wood Street, Walthamstow Central and Leytonstone, plus the 56 bus is pretty useful.
As a lodger you would have use of the kitchen and diner, utility room/washing machine room (with your own small fridge) and you're welcome to use the garden. You need to be ok with cats, as I have 2.
I am a freelance artist, trainer and coach and work mainly from home so I need things to be quite quiet in the week.
I have a cleaner once a fortnight so there's an extra charge of £30 pm for her, I pay the bulk of it.
