This is a huge basement room with great natural light and its own mini courtyard – perfect for warm summer evenings. There’s loads of space for a bed, desk, wardrobe, sofa and whatever else you need to feel at home. The room is part-furnished. If you’re interested in anything else currently in the room, we can put you in touch with the outgoing tenant.

The deposit is £771.50.

🏡 About the Flat
We live in a spacious 4-bed, 2-bath maisonette with plenty of room to spread out. There’s a private garden (complete with a hammock for summer chilling), and two shared living rooms – a sunny one upstairs and a cosy one downstairs with a TV for movie nights. With two bathrooms, you won’t be queuing in the mornings!

We also live with Trout, our sweet, low-maintenance housecat. Because of him, we sadly can’t welcome other pets.

🚆 Location
We’re based just a 5-minute walk from Lea Bridge Station, with direct connections to Tottenham Hale and Stratford – both just 5 minutes away by train. From there, you can easily get to King’s Cross, London Bridge or Tottenham Court Road in under 30 minutes.

There’s an Aldi nearby, plus Tesco Express, plenty of off-licenses, coffee shops, parks, and bike stores. The 55 and 56 buses stop just down the road, giving you easy access to Hackney, Dalston and beyond.

👀 Who We’re Looking For
We’re after two working professionals (hybrid or office-based) who are tidy, easy-going, and respectful of shared spaces. We’re a sociable household – not a party one – and enjoy casual hangs, film nights, dinner parties or pub trips when the mood strikes. We appreciate calm, considerate vibes (especially if you’re coming in late).

We use a cleaning rota and split shared costs, and we’d love someone who feels at home with that kind of balance.

You’ll be living with Hayley (24) and Heidi (29) – we’re both working professionals who value a warm, tidy and chilled home. We enjoy a chat over dinner or a glass of wine, but also respect each other’s space and routines. We want our home to feel welcoming and calm, not just somewhere to crash.
