Three Bedroom Modern E10 Warner flat with garden

Looking for a young professional family to care for this modern Warner flat. Viewings from Mid July (15th July) I am currently in the process of redecorating and will soon be living abroad but am looking to rent my nicely decorated flat with two double bedrooms, a single bedroom/office space, a back garden, a kitchen/lounge and modern bathroom with bath & shower. The house has three bedrooms in total and is to rent in its entirety to a family/couple with children.

The first double bedroom overlooks the back garden, the garden has its own private access and is shared with the downstairs neighbour like in most Warner flats. Next door to the first double bedroom is the bathroom. The flat has a modern tiled bathroom with bath and shower, heated towel rails and radiators, kitchen/lounge is semi furnished and the house is close to lots of places of interest.

The second double bedroom overlooks the back garden and is next door to the lounge. The single bedroom sits inbetween the second double bedroom and the bathroom.

As the owner of the house I would prefer to find a young professional family who are thoughtful, easy going, quiet and respectful, someone who will enjoy the space and look after the garden. A family who is friendly and most importantly also tidy, responsible and reliable. Ideally I am looking for a family that would respect and appreciate a nice place to live, who can afford the rent and who would be proud to call it their home.

I like plants and try to keep the back garden growing so if you like all that, its a bonus.

The flat is on Lea bridge road, very close to jubilee park and Hackney Marshes. Its a beautiful old warner flat on the top floor.
The bedrooms are at the back of the house away from the main road. The kitchen lounge faces Lea Bridge Road so you can see buses and cars going by.

The flat is within close proximity to Clapton, Hackney Central and Walthamstow by bus then easily connected to the overground and Victoria line. The east london line also runs from lea bridge station just a two minute walk away.

I prefer not to hold a deposit but 1 month in advance would secure you the room plus one months rent when you move in and then on the same date each calendar month. This includes bills including electricity, council tax (band B), water and gas. Internet will be your own responsibility.
Also as you will be paying one month in advance, when you decide to move you won't need to pay your final months rent.

The rooms can either be semi furnished, with a bed and some storage in each available room. Or unfurnished. Its up to you. The lounge is furnished, with a new washing machine, corner sofa, tv, shelving and storage. Come and have a look and see if you like the place. We moved in five Summers ago but are now working overseas. There's a lovely garden in the back where we hang our washing in summer and we're opposite two great supermarkets.
