Private Studio Style Room + Private Balcony

We’re offering a bright, spacious, fully furnished living room in our cosy 2-bedroom flat, converted into a private living and sleeping space. It comes with a large sofa, TV, single bed, wardrobe, side table, and plenty of room to relax, giving it a comfortable studio-style feel. The room also has its own private balcony, providing a lovely outdoor space to enjoy.

You’ll be sharing the flat with two friendly people—a quiet adult and a respectful teenager. The building is small and secure, with only three flats in total, making it feel more like a house than a large apartment block. There are just six easy steps to the entrance.

You’ll have exclusive use of the living room as your private space, along with access to the shared bathroom. The kitchen is shared, and we prefer minimal kitchen use.

We also have a friendly cat living in the flat, so it’s best if you’re comfortable around pets.

If you’re able to provide some of your own appliances—such as a mini fridge, microwave, toaster, or kettle—we’re happy to reduce the rent by £50–£75.

The flat is just a 7-minute walk from both Grove Park and Lee train stations, with direct trains to London Bridge in around 17 minutes. There’s also a bus stop right outside the building for added convenience.

The area is peaceful and well connected, with a Co-op, post office, several vets, takeaways, a beautiful park, GP surgery, a large Sainsbury’s, and other local amenities all within walking distance.

This space is ideal for someone who is independent, tidy, respectful, and looking for a quiet, affordable place with excellent transport links into Central London.
