The rent is £813.46 per month. Bills are £171.01 per month, plus a weekly cleaner at £60.67 per month, making a total of £1,045.14 per month.
About the room and flat
The bedroom is a good size and includes a bed, chest of drawers and a wardrobe. The house has broadband, two bathrooms, a very large kitchen/living room, and a large terrace with a patio. There is secure bicycle storage in the gated courtyard of the building. The fridge and a microwave are supplied by the landlord; we already have a chest freezer, TV, kettle and vacuum. The kitchen living room is not furnished by the landlord, so the furnishing costs of it are shared. We also pay for a cleaner once a week.
Ideal flatmate
We’re looking for someone who enjoys shared meals, the occasional night out, and keeping the flat clean and tidy — a home rather than just a flatshare. We have fairly normal schedules (9 am–5 pm). We like films, dancing and good food. We’re friendly, we're not in the flat all the time, but enjoy staying in when we do. Minimum stay 12 months. The landlord's HMO licence from the local council limits the maximum number of tenants to 3, so only one additional person can be accommodated, so couples or sharing the room with a friend isn't possible, sorry. Not suitable for dogs; other pets may be considered.
Checks required
The landlord requires: a government Right to Rent check, an affordability check, references (including a previous landlord reference), and a credit check.

* 16 minutes’ walk to Leyton (Central line) — also about 7 minutes by bus
* Stratford ~15 minutes by bus (good connections to central London) — ~35 minutes to central London
* 10 minutes by bus to Hackney Central or Walthamstow Central
* On N8, N205 & N26 night bus routes; Central line runs overnight Fridays and Saturdays
