Bedroom & large living room in social house share

We are looking for a new housemate or a couple to move into our spacious and homely Victorian house in Leytonstone in early November. The house has been lived in by a series of friends and relatives and has developed a homely, communal quality.
There is a large, furnished first-floor office/living room (photo 1) and a smaller annexed bedroom available. These rooms come as a package and both would solely be yours. The rooms are equipped with plenty of wardrobe space, under-the-bed storage, a small drawer, desk, t-shaped sofa and king-sized bed. They are currently set up as a bedroom and living room/office but could be rearranged as you choose. The combined rent for the rooms is £980 and our bills are around £130 per person (this would be slightly higher for a couple). The deposit would be £780 and the contact would initially be one year from January.
The house has two bathrooms along with a kitchen, another sitting room, conservatory and garden. We have strong broadband and NOW TV/ Netflix subscription. There are Sheffield stands for bikes outside. We have a good relationship with the landlord and neighbour, with our neighbour’s cat often popping by to say hello.
The house is well-connected - a 10-minute walk from Leytonstone (Central line) and Leyton Midland (Overground), and a 15-minute walk from Walthamstow Central (Victoria line). The area is great for cycling and filled with green spaces including Epping Forest, Wanstead Park and Hackney Marshes.
Here’s a little about us…
Jamie is a 27 year old solutions engineer who works from home most days. He loves playing the piano, running, padel, languages and board games.
Hilary is 31, she’s an ex-dancer working as a dance teacher and is in her final year studying psychology at Birkbeck. She’s into yoga, music, painting and anything outdoors.
Liam is an account executive at a tech firm. He will be moving out in the near future so another room would then be available in the new year and you could be involved in choosing the new person.
We are looking for someone sociable, who is happy to join us for house dinners and trips out now and again. Bonus points if you will come to the hackney barn dance with us 😉 Saying that, we all have busy independent lives as well. The house is in a residential area and does have thin walls so it's not really suitable for bringing parties back. Having friends over for dinner parties/ BBQs in summer is very welcome though! We are open to people of any gender and can also consider couples and students. Someone with a 9-5 schedule is probably preferable due to sharing the top floor with Jamie but not a deal breaker.
