Description
We are renting two rooms in our big Victorian detached house which is less than 7 minutes a walk to Leyton Station.
The house is spacious with a large living room and dining room, kitchen and breakfast nook, laundry room and downstairs toilet. The living room has a working log burner for cozy winter evenings in. There is a 1st floor bathroom and second floor shower room. In addition to the three bedrooms, we have a spare guest bedroom and a shared study for home working. We have a lovely garden and a shed which we use for storing bikes and gardening utensils. The house is detached and we have side return access to the garden.

Room 1
The first room available is 3.35m x 2.77m. It is on the 1st floor of the house facing the back garden. It has a large window and decorative fireplace and comes either furnished or unfurnished. In addition to the room, you also have access to the study for up to 3 WFH days and your friends and family are welcome to stay in the guest bedroom if it is available.
Rent is £975 per calendar month. This figure is inclusive of rent, council tax, utilities, broadband, a fortnightly cleaner, garden maintenance cost and collective household bits (loo roll, laundry products, cleaning products, hand soap and various kitchen cooking ingredients). The security deposit is £500 per person.
This room is available from December.
Room 2
The second room available is 5.28m x 3.76m. It is on the top floor of the house and has two Velux skylights and a window facing the back garden. It has a small fitted wardrobe and storage and comes either furnished or unfurnished.
In addition to the room, your friends and family are welcome to stay in the guest bedroom also on the top floor of the house when it is available. With the exception of any guests staying, you will also have exclusive use of the top floor shower room on a day-to-day basis
Rent is £1200 per calendar month. This figure is inclusive of rent, council tax, utilities, broadband, a fortnightly cleaner, garden maintenance cost and collective household bits (loo roll, laundry products, cleaning products, hand soap and various kitchen cooking ingredients). The security deposit is £500 per person.

You will be sharing the house with Adam who is a solicitor, and Jeremy, a mechanical engineer. We are a gay, left-wing household.
We are looking for x2 friendly professionals aged 30 – 45 years old to join us and share our lovely home. After many years of renting and house shares, we were lucky enough to buy the house in October 2023. We are looking for people who are tidy, respectful of the house and are willing to live as a community.
Before moving in, all we require are two references from previous landlords.
No students or couples please.
