We are looking to rent a room in our big Victorian detached house which is less than 5 minutes a walk to Leyton Station.

After years of renting in London, my partner and I were lucky enough to buy the house in October 2023. Since moving in, we have rented two of the five bedrooms out. Sadly, one of our lodgers is moving to Leeds for work which is why we now have a room available.

We take pride in our home having a family friendly feel. All four of us have plenty going on outside the house but we love socialising together when we can over wine and roasts and bbqs in the summer.

The house is spacious with a large living room and dining room, kitchen and breakfast nook, laundry room and downstairs toilet. The living room has a working log burner for cozy winter evenings in. There is a 1st floor bathroom and second floor shower room. In addition to the three bedrooms, we have a spare guest bedroom and a study for home working.

We have a lovely garden and a shed which we use for storing bikes and gardening utensils. The house is detached and we have side return access to the garden.

The room available (3.35m x 2.77m) faces the back garden and has a large window and decorative fireplace. The room comes either furnished or unfurnished. In addition to the room, you also have access to the study for two WFH days and your friends and family are welcome to stay in the guest bedroom if it is available.

You will be sharing the house with Adam, who is a solicitor, Jeremy, a mechanical engineer and Stephen who works in project management. We are a gay, left wing household.

We are looking for a friendly professional around our age (30 - 45) to join us and share our lovely home. We are looking for someone tidy who will be respectful of leaving our shared spaces as they find them.

No students or couples please.

*** RENT ***

The rent is £1000 per calendar month and is due on 28th of each month.

This figure is inclusive of rent, council tax, utilities, broadband, a fortnightly cleaner, garden maintenance cost and collective household bits (loo roll, laundry and cleaning products).

The security deposit is £500 per person.

Adam & Jeremy own the house. Before moving in, all we require are two references from previous landlords.

The room is available from 12th August 2024 and must be filled by then.
