Room available from 1st August for quiet, considerate housemate, in what is generally a restful space and escape from the bustle!

ABOUT US: 3 housemates: myself Ed (he/him, trans): actor (director & production design), maker, plant dad & fandom archivist (Star Trek); Juwel (he/him), an improv artist/teacher and big into DnD & pub quizzes; and Ell (they/any) utopianist, climber, works for a housing charity - we all here are doing our best to survive and make the world a bit of a better place!

ROOM: Partly-furnished double, bed (these are pictures from prior to last tenent, but at this point I think it will come with a mattress, will confirm), small closet in room and large closet on landing.

DEPOSIT AND CONTRACT: There is a £200 advance (no deposit) asked on first month rent; you will have a direct individual contract with the landlord. The rent is £660pcm, bills included.

BENEFITS: Benefits are accepted (provided that you are financially able to pay the rent/advance while you're waiting for benefits to come through).

THE HOUSE is a 1890’s terrace, unmodernised; a little shabby, but friendly, bright and airy. Modern boiler & central heating, and was re-roofed 2 years ago. While bills are included, we use resources with the same consideration as if we are directly paying, in respect of a good long-standing relationship with the landlord and him keeping an all-inclusive arrangment and the rents steady. There is a living room (sofa, small dining table) opening onto a medium size kitchen. The kitchen looks out onto a small garden with allotment (gardeners/growers welcome!). There’s one bathroom-toilet (which has a bathtub) and a separate toilet. We have a basic etiquette of leaving shared areas clear and tidy after use; the bathrooms have a cleaning task chart that has worked well

ACCESSIBILITY : Two steps up to the front door. 3 steps down to the living room/kitchen. There are further steps inside the kitchen (1 down from living room to kitchen and 1 up within the kitchen). There are stairs up the first floor, no lift - 11 steps up to the bathroom/toilets, and 18 total (7 more) to the available room. There aren't any handles in the bathroom, no intercom, we are not wholly fragrance-free but smoke-free.

PLEASE: No smokers (including vaping), no drugs, no heavy drinking. No pets advised currently (largely down to past owner conduct and cleanup). There are a fair few neighbourhood cats and some sometimes visit the garden

LOCATION: 5 minutes walk from Leyton tube station (Central Line, very quick into town if changing at Stratford for the Elizabeth Line) on a reasonably quiet road. There's a retail park nearby with shops; TK Maxx, Poundland, Asda, B&Q etc, and a 'The Gym', as well as the usual selection of smaller local shops. We live in proximity to various parks and gardens, from tiny Coronation Garden and St. Patrick's Cemetery to Olympic Park.
