Really nice and spacious single room available in Leyton, just 4 mins walk from Leyton tube station and close to all shops you'll need, incl an ASDA superstore and literally one minute walk away from the high street where you'll find lots of shops, cafes, restaurants, etc. Also within walking distance to the Elizabeth park, Westfield Stratford and station.

The room is fairly spacious for a single and situated on the first floor of a 2-floor house and the window leads to the patio which makes it very private and quiet. The room is furnished with a bed and built-in wardrobes with lots of storage space.

The house is equipped with washing machine and the usual kitchen appliances.

As for common areas, there's a patio as well as a dining room/kitchen extension.

The rent is £465, to be paid between the 1st and the 5th of every Month and this figure INCLUDES MOST BILLS, apart from gas/electricity which we share between us every month. These are paid mid Month but flexible on the date. The amount for bills varies but it's usually around £58pcm

You must be fairly tidy and clean up after yourself as well as help out with general house cleaning sometimes. We're not cleaning freaks but we like to keep the house fairly clean and tidy as much as possible. This is a peaceful and mature house and we want to keep it that way. We don't tend to have parties or friends over on a regular basis so a very important piece of information, this is NOT A PARTY HOUSE!

Any smoking is done outside in the patio only, we don't smoke indoors or even by the bedroom windows.

For the sake of keeping a good balance, a Female is preferred as there's only one more female in the house.

We're all decent and very respectable of each other and no harassment of any kind is tolerated. Also, we're all very quiet, no loud music at all times, etc so we expect the same from everyone.

I don't want all this to sound like we're difficult, we're pretty normal and friendly and very easy to deal with, we just don't want any timewasters, these are very reasonable requests, that's all.

Available to view from Monday (5th Aug) and to move after the 7th Aug.
