Hi there,
My flatmate is moving out at the end of our current contract (26/10/25) so I'm looking for someone to take over the second room of our two bedroom house in E10.
A new contract will need to be signed with the incoming tenant and will be subject to passing the letting agent's financial checks etc. so the new flatmate must be a professional in full-time employment, or be able to provide a guarantor.

THE HOUSE
It is a ground floor terraced house with 2 bedrooms, one bathroom, living room and garden. The bedroom comes completely UNFURNISHED although there may be a possibility to negotiate with the previous tenant about buying some of their furniture.
The bedroom itself is the larger room of the two and positioned at the front of the house with large bay windows so gets lots of natural light all through the day, and is suitable for working from home if required.
There is lots of communal storage space in the house, including a shed in the garden, which is ideal for storing bikes.
You'll be sharing the house with myself, a sociable 28 year old Graphic Designer. I work in the office three days a week so like to keep the house tidy for when I'm at home. I'm usually out with friends on the weekend and sometimes like to have a drink at home in the evening, so would like to find a sociable flatmate with shared interests - while also being respectful of each others space.

THE LOCATION
The house is located in the highly sought-after Grove Green area of Leyton, a 10 minute walk from Leytonstone Station (Central Line) and 8 minutes from Leyton Midland Road (Overground).
We are 5 minutes from Francis Road, a pedestrianised street with shops and cafes - and a weekend street food market every Saturday. There's also a great pub and coffee shop 2 minutes walk from the house.
Closest supermarkets are on Leytonstone High Street only 10 minutes walk away with an Aldi and M&S, there's also a huge Tesco just slightly further along the high street (max 15 minutes walk).

THE COSTS
Rent is £925 per month, not including bills. Bills work out at approx £150/month. Council tax is band B, paid to Waltham Forest council.
A deposit of 5-weeks rent will be required before moving in, paid to the letting agent.
As our current contract is ending there is a chance the landlord might look to put the rent up when we renew, so please keep this in mind!
