Bright room in calm Leyton flat (Apr to Aug)

Available: 1 April to 31 August (6 month sublet) £1,025/month (all bills included + monthly cleaner)

The setup (a little different, but a good one):
You’ll be sharing with one other person full time (Josh), in a relaxed, well kept home.

I’ll be away housesitting for most of this period, but will stay in the spare room for a couple of nights each month when I’m back in London. The dates are planned in advance and shared ahead of time, and I keep things very low key.

There’s also the option to take over the tenancy (AST) from September if it’s a good fit.

Who this works well for:
Someone independent, considerate, and comfortable in a calm home. You’ve got your own routine, you’re tidy, and you’re used to shared living but don’t need a high energy house.

The flatmate:
You’ll be living with Josh, genuinely the best housemate I’ve had. He works in hospitality, so his schedule varies, and he has a full social life, meaning you often won’t feel on top of each other.

He’s considerate, straightforward, and has an excellent sens of humour. The flat is very much a sanctuary, relaxed, respectful, and easy to live in. Josh doesn’t drink but doesn’t mind if you do. No drugs in the house.

The garden is an ongoing project, but it’s a peaceful space to sit out in.

Location:
Leyton, proper neighbourhood feel with everything you need nearby.

5 mins to Francis Road

10 mins walk to Leytonstone and Leyton (Central Line)

15 mins to the Overground

Big shops within about 20 mins

Westfield Stratford one stop away or about 10 mins by bike
