2 Rooms in Light, Spacious, Design-Led Apartment

I am looking for 2 tenants to move into 2 spare rooms in my house. The first is larger (currently has the green sofa, which will be replaced with a bed). The property has 2 bathrooms, a shared kitchen and living space. My room is upstairs separately. There is a balcony and a small garden shared with the downstairs flat.
I am flexible on move in date within January or early February, and can be flexible on tenancy length - but shorter may need to be a higher monthly cost. Ideally I am looking for a 6 month rent, or a year with 6 month break clause, but can be flexible.
I am a professional and would like to share with clean, tidy, friendly, considerate people who have their own lives and ideally don't work from home, as I sometimes do!
