Hello! We’re offering a large double room in our quiet, cosy, ground-floor Victorian flat, located on the North Leyton / South Walthamstow border. Our home is full of good vibes, Lu has been there for 8 years and it’s truly a home not just a flat with doors and rooms, lived in with personality (and plants). Super close to forests and parks!

- Spacious Victorian double bedroom with high ceilings
- Original features: cornices, ceiling rose, pine floorboards & Art Nouveau fireplace
- Large windows overlooking a beautiful garden

- Bed frame & mattress can be provided on request

✨ The Flat:

Beautiful space with lots of natural light, wooden floors and exposed brick features throughout. The feeling of a home with good energy throughout.

Please note, there is no communal living room (our bedroom doubles as our living/studio space, but we’re happy to share the sofa for films, chats, meals, a glass of vino etc). We have lived this way before and it works quite nicely :) The flat offers a large, bright kitchen that opens out onto a spacious private garden, with fresh herbs, plants and plenty of space for relaxing and yoga. There is secure side access for bikes.

We have recently refurbished the bathroom (there are a few bits to finalise here but it’s in good working order!)

Very quiet street, no through traffic, friendly neighbours, semi-detached so minimal noise.

🌹 About Us:

We’re a married couple (chef + dance movement psychotherapy trainee/ early years educator). We live a chill, food-loving, creative life - not party people but enjoy the odd night out or glass of vino. Lots of nice food in the kitchen, and fresh herbs from the garden. We would defo enjoy sharing meals and cooking time (chef Lu is very kitchen centred)
We enjoy a peaceful happy life!

🐾 We share our home with:

- 1 Staffy dog (Dot) – very loving
- 2 rescue cats (one indoor, one kitchen/garden)

Pets are family, so you must be genuinely comfortable living with animals.

- Clean, quiet, non-smoker
- Professional, emotionally mature, intuitive, friendly and warm
- Not a party person, no drugs
- Single occupant only (no couples, no frequent overnight guests)
- Pet-friendly and mindful of safety
- LGBT+ friendly (we’re a female married couple)

We’d love someone we genuinely get on with — happy to share a meal and good times but also comfortable doing our own things and existing peacefully and respectfully

- £850 pcm – ALL bills included
- £850 deposit + 1 month upfront
- Lodger agreement
- Minimum 6 months
- 1 month notice
- 2 references required
- Rent reductions offered during any minor DIY work
