Our flatmate is sadly leaving us so we’re looking to replace her with someone who is seeking a friendly, homely and peaceful vibe.
🌞 The Flat 🏠
The flat has a light and spacious open-plan living/kitchen/dining space which is ideal for dinner guests as well as cosy nights in with the TV. There is a large, modern bathroom with loo, bath/shower and one other separate loo. The double bedroom comes unfurnished with plenty of space to make your own, and a large built in wardrobe. But the pièce de résistance is our HUGE private roof terrace, where come the warmer months you’ll find us soaking up every last ray of sun, bbqing and watching the sunset over the rooftops of Leyton
The building is really quiet, we rarely hear the neighbours, and the flat is peaceful with barely any traffic noise. There is secure bike storage available outside in the building courtyard. Molly has lived here for the past 3 years and it’s a real gem. Landlords are responsive and quick to fix things with no fuss.

📍Francis Road, Leyton, E10
Recently crowned one of Time Out’s coolest neighbourhoods in the world, Leyton is the place to be, with new cafes, bars and food places popping up constantly. The ‘Leyton Riviera’ by the railway arches makes up for the lack of ocean with an incredible ice cream shop, a natural wine bar and a brewery as well as community events.
Our flat is on the end of a pedestrianised road with a lovely vibe, there’s a food market every Saturday, a record shop with a bar, coffee shops, corner shops and a lovely book shop. There are Friday lates in the summer, and a great yoga and pilates studio round the corner.

10 min walk to Leyton Midland overground station (suffragette line)
15-20 min walk to underground (central line)
Multiple bus routes round the corner that go to Stratford and Walthamstow (really handy for connecting to basically any tube line!), and a bus to Hackney at the end of our road.

We are both in our early(ish) 30s, friendly and easygoing. We have our own busy lives but also love a flat meal or weekend jaunt. This isn’t a party flat, we like a peaceful home to come back to, but of course make the most of the living space by having friends over occasionally. Emma is in the office 2-3 days a week and Molly mainly works from home. We are into books, sauna, yoga, pretentious east London bars, and all kinds of creative pursuits. The most important thing for us is finding someone who’s a good fit and feels at home here.
