Large, bright bedroom in friendly house

We’re looking for a new housemate to move into our spacious and homely Victorian house in Leytonstone around mid-February.
The house has been lived in by a series of friends and relatives and has developed a homely, communal quality.
The room is equipped with ample wardrobe space, a large chest of drawers, a desk and chair. The rent for the room is £780 and bills are around £120 - £140 (depending on the season). The deposit would be a month’s rent.
The house has two bathrooms, a kitchen, sitting room, conservatory and garden along with strong broadband (over 1000 Mbps). There are Sheffield stands for bikes outside. We have a great relationship with the landlord and neighbour, with our neighbour’s cat often popping by to say Hi.
The house is well-connected - a 10-minute walk from Leytonstone (Central line) and Leyton Midland (Overground), and a 20-minute walk from Walthamstow Central (Victoria line). The area is great for cycling and filled with green spaces including Epping Forest, Wanstead Park and Hackney Marshes.
Here’s a little about us…
We’re a female and two males, ages 28-36. We’re sociable and enjoy hanging out together but also value down time and doing our own thing. Some of us WFH part-time, so the house has a good mix of company and quiet. We have a range of interests including yoga, board games, reading, running, padel, piano and gym classes.
We're looking for someone friendly and sociable, who is happy to join us for house dinners and trips out now and again.
