Large Double Room in Spacious 700sqft Garden Flat

Hello! I'm Esme, 33, and I work for an arts charity and research centre in London.

I'm looking for a friendly, easy-going flatmate to move into a bright double room in my lovely first-floor Warner flat. You'll be sharing with me and my cat, Gus, so looking for someone who's happy living with a feline pal!

The room is a large double (3.5m x 3.5m) and can be furnished, part-furnished or unfurnished depending on your needs. The flat includes a large kitchen/diner (perfect for a morning coffee or dinner!), bathroom, and a garden. Whilst the flat does not have a separate living room, the kitchen/diner acts as a shared social space.

The garden is definitely one of the best things about the flat. It is shared with a lovely downstairs neighbour, although they rarely use it, so it's more of a private outdoor space. It's perfect for sunny afternoons or having a glass of vino of an eve.

Bills come to around £160 per month each.

Location-wise, the flat is just a 5-minute walk from Lea Bridge Station, with Stratford and Tottenham Hale only one stop away. The flat is also right next to Walthamstow Marshes and lots of beautiful riverside walking routes.

Hybrid working is absolutely fine, but I'm ideally looking for someone who doesn't work from home full-time.

I'm looking for someone who is warm, considerate and tidy and someone who's interested in creating a friendly home environment rather than simply sharing a space. It would be great to occasionally have a chat over a cup of tea or get a drink at the pub!
