One thing that makes this setup a little different is that I won’t be living in the property full-time. I’ll typically be there around 50% of the time, so for much of the week you’ll have the place largely to yourself.
I’m also happy to be flexible depending on what you’re looking for. If you only need the room during the working week, or if you’d prefer more exclusive use of the property, I’m open to discussing different arrangements. Likewise, if you’d like use of the larger bedroom or have specific requirements around how often you’ll be there, I’m happy to tailor the setup and rent to suit the right person.

Welcome to a beautiful Victorian home in the heart of Leyton Village, combining period character with a relaxed, modern feel. Just a short stroll from Francis Road, you’ll have some of East London’s best independent cafés, restaurants, wine bars and shops on your doorstep, while Central London is only around 20 minutes away on the Central Line.

The room
The available room is a bright, spacious double with plenty of natural light and generous storage. It’s fully furnished and designed to feel calm, comfortable and easy to make your own.
Shared spaces
The house has a large, fully equipped kitchen with everything you need for everyday cooking, plus a cosy living room that’s perfect for unwinding after work. During the warmer months, the private garden becomes an extension of the house—ideal for morning coffees, summer BBQs or simply relaxing with a book or a glass of wine.
The neighbourhood
Leyton has quietly become one of East London’s most exciting neighbourhoods. Francis Road has developed into a destination in its own right, with independent coffee shops, bakeries, restaurants, pubs and a fantastic natural wine bar all within a few minutes’ walk.
For green space, Hackney Marshes and Epping Forest are both nearby, while Westfield Stratford is just a short journey away. Leyton Station (Central Line) is around a 10-minute walk, giving you quick access to the City, Shoreditch, Soho and beyond.
