Large double room in friendly house share £700

This friendly, quiet Victorian house has a recently refurbished large fully equipped kitchen with extension area, two fridge freezers and microwave etc. There is also a sunny south facing garden, high speed Wi-FI and two bathrooms. The room is for one person only (though partners/friends welcome to stay over) and we are looking for someone who will enjoy and contribute to living in a clean and tidy environment (although we do have a cleaner once a week). Speakers of foreign languages are welcome. We would like to have another female living here for balance.

It is a very large room with two separate windows including a bay window and is available from 6th January 2024. It has a double bed, desk and area to hang clothes. The room is spacious and was decorated three months ago.

The rent is £700 a month payable one month in advance with a £500 deposit. All bills are included except the gas and electric bill which is split - roughly between £25 - £50 per month depending on time of year.

References are required and will be taken up.

Sharing with three other males and a female who work in social work/filmmaking, stand up comedy/museums, gardening and with a homeless charity. The landlord lives at the property.

Please reply with a short description of yourself - what you do for a living and what interests you. Looking to continue the good atmosphere we have in the house and therefore I would like to get in like minded people.

The house is situated between Leyton Underground (Central line) and Walthamstow Central (Victoria line) and is 10 minutes on the bus from both (about 1 mile). 5 minutes walking distance from buses on Lea Bridge road with night buses running to Shoreditch, Angel and the West End amongst other places. Also 10 minutes from Leyton Leisure Centre and various supermarkets.

Both Hackney/Walthamstow Marshes, canals and Epping Forest are nearby. A lot of investment has gone into Leyton/Waltham Forest in recent years. The area now benefits from the Mini-Holland cycling scheme and has lots of green areas and a relaxed feel. There are also various independent breweries and coffee roasters around the area.
