After 2 wonderful years, I am sadly moving out of this lovely flat - and we’re looking for someone great to take my place!

• Well-equipped kitchen with everything you need
• Balcony - perfect spot for morning coffee or an evening glass of wine
• Bathroom shared with the female flatmate (the other male flatmate has his own)

👯 The Flatmates
You’ll be sharing with two friendly professionals (1 male, 1 female). Both are sociable, easygoing, and enjoy a chat or meal together but equally respect each other’s space.

📍 Location
• Apartment is located very close to the canal in Little Venice which is superb for walks
• 10 mins walk to Edgware Road Station, Warwick Avenue Station (Bakerloo Line, Hammersmith and City Line). 15 min walk to Paddington Station and Marylebone Station. There is a bus stop 4 mins away that will take you to these stations as well.
• Plenty of shops, cafes, and restaurants nearby
• Bus stops within 5 mins walk that connect to Victoria, Oxford Circus and Euston
• 15 mins walk to St John’s Wood High Street
• 15 mins walk to Regent’s Park 🌳

💷 The Practical Bits
• Rent is £1200 and excludes bills (usually £100–200 pp/month)
• Move-in date: Flexible
• Referencing required (someone earning 30x rent amount or has a UK based guarantor with at least £36K annual salary (if the guarantor is already renting then her/his annual salary needs to be more to potencially cover two rents)).
