Hello! I’m looking for someone to replace me as I’ll be vacating my room at the end of March.

The room is fully furnished and includes a single bed, wardrobe, desk, stool, shelves, and additional storage space. You’ll be sharing the bathroom with just one other tenant.

The flat has a very spacious kitchen with all appliances included, oven, stove, washing machine, dryer, kettle, plus shared fridge and shelf space.
The current flatmates are all professionals with varying schedules. They are friendly and tidy, and because everyone is on different routines, the kitchen is never full at one time.

Transport links:
• 8-minute walk to Edgware Road Station (tube)
• 2-minute walk to nearby bus stops, with routes to Holborn, Oxford Circus, Victoria, Kilburn, etc.
• 10 to 15-minute walk to Marylebone Station (tube and national rail)
• 15-minute walk to Paddington Station (tube and national rail)

Amenities:
• Tesco right outside the property, due to reopen in the next few weeks
• ALDI, a 5-minute walk
• Sainsbury’s, a 5-minute walk
• Plenty of restaurants and cafés nearby
• Marble Arch and Oxford Street, a 20 to 30-minute walk

Rent: £725 pcm, including all bills, utilities, council tax, and strong WiFi.

The deposit will be confirmed with the landlord. To my knowledge it is two months’ rent, but I will double-check and confirm when you request a viewing.
