The Bedroom 🛏️🖥️
- As you can see from the photos the room is lovely, has a double queen size bed, enough storage space and even fits a desk, making it ideal to work from home!
- The window doesn't look over a road so is very quiet.
- Asides from the window the room has no outside walls meaning it is the warmest room in the winter and cool in the summer!
- *PLEASE NOTE* The room does come part-furnished with the landlord's furniture. Some of the furniture is my own.

A young proffessional who enjoys being social in the house (watching tv, having a dinner, popping down the pub) but values a calm and clean home.

The boring details 📝✍️
- Bills vary month to month, but around 70 to £150 per month - this includes: gas, electric, water, council tax and internet
- The flat is rented through Marsh & Parsons Estate Agents. We currently have a contract until July 2024 that you would be replacing me on. This process will all be handled by the estate agents who will draw up the documents and do references etc.
- I have been told by Marsh and Parsons that to be eligible to rent the room you will need:
+ An annual income of at least 30x the monthly rent (£28k). It will need to be higher if this is earned from commission or bonuses.
+ Current contract will expire in July 2024.
+ Positive previous landlord reference.
+ No outstanding CCJs/debts.
+ Minimum credit score of 650.
- I can be slightly flexible on the move-date, the thing that will have the biggest impact will be the time taken to reference you etc. so the sooner we get cracking the better :)!
- Council Tax band F (if you were curious, Spareroom told me to tell you)
